On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that do not drain. Ponding water makes any weakness worse. We check both the covering and the room underneath to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt frequently lasts around 15 to 20 years, so age is part of the picture. If you’re worried about wet patches on loft insulation and leaks at a dormer or roof window, we can find out what’s behind it, on valleys and parapet gutters, the roof space and chimney stacks alike.

Strong winds lift loose tiles, slates and ridge pieces in towns like Buckingham as anywhere. Many policies treat gusts of about 55 mph as storm conditions, though it varies. Photos and a written account help you show what happened, whether to an insurer or a roofer. Policies normally exclude wear and tear, which is why the age of the damage matters.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

How we price roof leak investigations

The price reflects the time and kit the roof needs. The main factors are:

  • Height and safe access
  • The size of the roof
  • Commercial roofs and larger buildings
  • How many separate roofs there are, like extensions, dormers and garages

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What helps most when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work

A quick phone call is usually the easiest start: call 07833 053749 or use the contact form, and we will ask about the building and what you need. You will have a price before anything is arranged.

Roof leak investigations in Buckingham: local notes

Thatch survives on some older buildings in Buckinghamshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Historic houses like Stowe House, about 2.8 miles north-west, show how far back building in the area around Buckingham goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

Anyone responsible for a site like George Grenville Academy will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

How the survey changes by roof type

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Rain can then run in at the ridge.

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Let us know about any past repairs to the roof
  • Leave roof access to professionals
  • Move stored items away from the hatch
  • Photograph the stain each time it appears

Your report arrives by email. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

What we can’t see

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Water from pipes, tanks or heating systems
  • Defects hidden under coverings or inside walls without opening up
  • Carrying out the fix

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and doesn’t.

When to book a survey in Buckingham

A chimney stack has a good many places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the loft space.

Things that frequently lead to a survey include:

  • Wet patches on loft insulation
  • Water through the ceiling under a flat roof
  • Ceiling stains that grow after rain
  • Leaks at a dormer or roof window

Take an older house close to St Peter and St Paul: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Questions to ask before booking

  • What they won’t be able to tell you
  • Which viewpoints they use to see the roof
  • Are they insured for the work?
  • How long they’ve been surveying roofs

What a good roof survey covers

What we do, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes between one and two hours for most homes, though a hard-to-trace leak can take longer. A survey in Buckingham needs access inside and out, including the loft hatch and any rooms with damp. Mention gates, side passages and anything at the back. Weekday and weekend visits are available.

  1. You get in touch with details of the leak and any photos.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before the survey

  • Show us where any leaks or stains appear
  • Leave a clear route to the loft
  • Let us know about parking near the property

Advice

Your questions about roof leak investigations in Buckingham

Is there anything to prepare before you come to Buckingham?

Mostly, it is about access: the loft hatch, any locked gates and where to park in Buckingham. It also helps to know about any leaks or earlier repairs.

Do you cover Buckingham?

Yes, Buckingham is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

What’s in the survey report?

A written report with photographs, explaining the condition of the leaking roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Is it a leak or condensation?

It’s a common question. A leak usually shows in one area and follows rain, while condensation is often widespread and worst on cold days. We tell you which it is most likely to be.
