Independent new roof snagging in Buckingham

New roof snagging for homes and businesses in Buckingham

We carry out new roof snagging in Buckingham and across London and South East England. Time on site usually takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. We inspect as far as it is safe to see, and by drone where it is applicable. You then get a written report with photos. We inspect on weekdays and at weekends. We survey new-build homes, new flat roofs and replacement roofs, and the problems we’re asked to look at most are loose flashings at walls or chimneys and untidy or loose verge details.

In a town like Buckingham, older streets usually sit alongside post-war and newer estates. Older roofs are often slate or clay tile, and many later houses have concrete interlocking tiles. Whether you’re buying or have just had a new roof, the checks depend on which you have. Many older roofs also have felt underlay or none at all, which matters as much as the tiles.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Tips that help

You don’t need to be a roofer to help. Here’s what helps most:

  • Check ceilings and the loft after heavy rain
  • Keep the contract and invoices together
  • Check the roof before you pay in full
  • Tell your roofer the work will be inspected

Your roofer can use the report to put the snags right. Any disagreement about the work is between you and them, and our part is to report what we see.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and leaves time for snags to be fixed.

What affects the cost of new roof snagging

The price reflects the time and kit the roof needs. That comes down to:

  • The use of thermal imaging or a drone
  • Roof area
  • The height of the building and how the roof can safely be seen
  • Extensions, dormers and garages with roofs of their own

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

Some details help us suggest the right survey and price. When you contact us, tell us:

  • Anything about access we should know
  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode
  • Dates you are working to, such as exchange

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Legal advice on your contract
  • Details hidden from sight
  • Estimates of what fixes will cost

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Flashings and valleys
  • Loft conversions and dormers
  • Ridges and verges
  • New-build homes
  • Replacement roofs
  • New flat roofs

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

How the survey works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two for a house, with bigger or more complicated roofs taking longer. A typical visit in Buckingham begins with the street side of the roof and then moves round the building. Rear gardens and side paths often give the best view of extensions and back slopes. The loft comes next, where there’s safe access.

  1. We start by finding out what was replaced and what worries you.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the loft space, where there’s safe access, and around the property for debris or damage.
  5. The snags are written up with photos for you to share with your roofer.

Before we arrive

  • Let us know where we can park nearby
  • Have any questions written down, so nothing gets missed
  • For a flat or shared roof, check access with the building owner or managing agent

New roof snagging around Buckingham

Historic houses such as Stowe House, about 2.8 miles north-west, show how far back building in the area around Buckingham goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Signs you need new roof snagging in Buckingham

A roof is hard for most owners to see properly. From the pavement, many faults are invisible and you may be asked to pay anyway.

Common reasons to book include:

  • Loose flashings at walls or chimneys
  • Signs of condensation in the roof space
  • Offcuts and broken tiles left behind
  • Untidy or loose verge details

If you live in an older home near St Peter and St Paul, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before booking anyone

  • Are they insured for the work?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Their drone registration, if they fly one
  • What the report includes, and whether it has photographs

Buckingham questions

What do I need to do before a survey in Buckingham?

Clear the way to the loft hatch if there is one, and tell us about any leaks, stains or past repairs. Let us know about parking and access in Buckingham too.

Is Buckingham in the area you cover?

Yes, Buckingham is within the area we cover. We work right across London and South East England. You can ring 07833 053749 or drop us an email with the address and a few details.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Is snagging available for a new-build house roof?

Yes, the inspection works the same as for a re-roof. The report lists snags with photographs for you to pass to your builder.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
