New roof snagging in Quarrendon Estate: what you get

We report on what we see with photos and plain descriptions. If there is a disagreement about the work, it is between you and your roofer or builder. Our report gives you an independent record to refer to. The report doesn’t price repairs or settle who is responsible, but it does set out clearly what we found. If you’re worried about ridge and hip tiles not properly fixed and debris left in gutters or valleys, we can find out what’s behind it, whatever the roof.

Around Quarrendon Estate, you’ll mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check lower roofs and walls after scaffolding comes down
  • File all paperwork for the new roof
  • Book snagging before the final payment
  • Note the end of any warranty or defects period

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. If a payment is due soon, choose the package that fits.

Do not settle the final bill until the roof has been inspected, where your contract allows. It gives the roofer a reason to finish everything.

Roof by roof

Underlay and ventilation

We look in the roof space, where there’s safe access, at the underlay and ventilation.

Clay and concrete tiles

Well-laid tiles can last for decades. Cracked or uneven tiles are recorded where we can see them.

Buying a home or a new roof in Quarrendon Estate

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. The wider area around Quarrendon Estate has a long history of building, with Waddesdon Manor about 4.8 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

The streets around a church like St Peter's are frequently among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Why get it checked now?

It’s easier to get snags sorted while money is still owed. After the final payment, getting them back can take longer. Our report lists what to raise. Homes in smaller places like Quarrendon Estate can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Prices for new roof snagging in Quarrendon Estate

When we price a survey, we consider:

  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • The size of the roof

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Helping us price your survey

Before you get in touch, it’s useful to have:

  • Any deadline, such as an exchange date
  • Whether there is a loft hatch, a shared roof or tricky access
  • The reason for the survey, like buying, a leak or storm damage
  • The address and postcode of the property

Our phone lines are open seven days a week. To book or ask a question, phone 07833 053749 or email us.

Quarrendon Estate questions

Do you cover smaller places like Quarrendon Estate?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Quarrendon Estate is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Do you climb onto every roof?

Only if it’s safe. We inspect what can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. For a survey in Quarrendon Estate, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Let us know about parking before the day
  • If it is not your property yet, arrange access through the agent

Common roof problems in Quarrendon Estate

Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.

A survey can pick up problems like:

  • Untidy or loose verge details
  • Underlay ending short at the eaves
  • Cracked or slipped new tiles or slates
  • Gutters blocked by building debris

Landlords with a home close to Aylesbury station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

What to check before booking

  • What the report includes, and whether it has photographs
  • How they plan to inspect the roof safely
  • Their insurance cover
  • Will they check the loft as well as the outside?
