New roof snagging in Chesham: what you get
A snag is a fault or unfinished detail left when work is done. Roof snags often show at ridges, verges, valleys and flashings, where the detailing is hardest. We check everything we can see safely and photograph each snag. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. Typical surveys look at offcuts and broken tiles left behind and cracked or slipped new tiles or slates, on new flat roofs, new-build homes and replacement roofs.
In a town like Chesham, older streets normally sit alongside post-war and newer estates. Older houses often have slate or clay tiles on timbers that have done decades of work, while many later ones have concrete interlocking tiles. For a purchase or a new roof in Chesham, the type of roof decides where the checks focus. What sits under the tiles, from old felt to modern membranes, matters as much as the tiles themselves.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What new roof snagging does not cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A promise that the roof will not leak
- Legal advice on your contract
- Areas out of view from every safe vantage point
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What a survey covers and does not.
Roof types and parts we check
- New flat roofs
- Ridges and verges
- New-build homes
- Loft conversions and dormers
- Flashings and valleys
- Replacement roofs
How it works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. In Chesham, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. It is useful to know about previous repairs, leaks or recent work.
- We ask what work was done and when it was finished.
- The coverings, ridges, hips and verges are checked as far as can be seen safely.
- We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
- The loft space is looked at where safe, along with any mess or damage left after the work.
- We send a written report with photos of each snag.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- Show us where any leaks or stains appear
- If the roof is shared, arrange access with whoever manages the building

Common questions in Chesham
Is there anything to prepare before you come to Chesham?
The main thing is access, inside and out, plus somewhere to park in Chesham. It also helps to know about any leaks or earlier repairs.
Does a conservation area affect roof work in Chesham?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
What do you check on a new roof?
We check the coverings, ridges, verges, hips, valleys and flashings plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.
Can you inspect the roof on a new-build home?
Yes. We inspect the roof as far as it can be seen safely and photograph what we find. Book before the defects period runs out if you can.
Do you work in Chesham?
Yes. We survey roofs in Chesham and the rest of Buckinghamshire. To book, phone 07833 053749 or use the contact form.
Which days do you carry out surveys?
Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or use the contact form.

What happens if roof problems are left?
A defects or warranty period does not last for ever. A snagging inspection before then leaves time to act. In a family home in Chesham, a small roof fault lets water into places you cannot see, soaking loft insulation, wall tops and timbers. By the time it shows inside, the job has grown.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.

DIY checks: what’s safe
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Do you need new roof snagging in Chesham?
Owners often get in touch when the finish looks uneven or a leak appears. Others want an independent check as a matter of course before signing off the job.
Most people get in touch after spotting one of these:
- Underlay at the eaves left exposed
- Signs of condensation in the roof space
- Gutters blocked by building debris
- Verge tiles or slates not secured
If you let a flat or house near Amersham station, a written report helps before buying a rental or paying for a new roof on one.
