What affects the price in Marlow

Prices vary from roof to roof, for these reasons:

  • Which survey package you book
  • Whether it’s a home or a commercial building

  • The number of roofs, including extensions and garages

Every price we give includes VAT. New roof snagging starts from £150, including VAT. You will know the price for your survey before booking.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • The type of building and roof, such as pitched or flat
  • Access details, such as a loft hatch or a shared roof
  • What’s prompted the survey
  • Dates you’re working to, such as exchange

Most bookings start with a short call: phone 07833 053749 or email us. The price is agreed before a date is set.

How new roof snagging works in Marlow

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the new roof and around it. The findings go into a written report with photos that you can pass to your roofer. It is an independent check, separate from the roofer who did the work. Common reasons to book are damage to other parts of the building and signs of condensation in the roof space, across new flat roofs, replacement roofs and flashings and valleys.

Marlow is the kind of town where older houses and newer estates sit side by side. Older roofs are often slate or clay tile, and many later houses have concrete interlocking tiles. For a purchase or a new roof in Marlow, the type of roof decides where the checks focus. What sits under the tiles, from old felt to modern membranes, matters as much as the tiles themselves.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Signs you need new roof snagging in Marlow

Work at height can mark walls, crack lower roofs or loosen gutters. We look for knock-on damage, not just the new roof.

Signs worth acting on include:

  • Verge tiles or slates not secured
  • Underlay at the eaves left exposed
  • Cracked or slipped new tiles or slates
  • Damage to other parts of the building

For landlords with property near Marlow station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What a good roof survey covers

Marlow homes and their roofs

Some villages in Buckinghamshire still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. With Harleyford Manor about 2 miles south-west, Marlow sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Congregational Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Your questions about new roof snagging in Marlow

Is Marlow in the area you cover?

Yes, Marlow is one of the places we work. The survey and report are the same in Marlow as anywhere else.

Does a conservation area affect roof work in Marlow?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

How do I book a survey in Marlow?

To arrange a survey, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

What new roof snagging doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Repair costs for putting snags right
  • What’s under the new coverings
  • How the roof will perform for years to come

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.

Roof types and parts we check

  • New-build homes
  • New flat roofs
  • Flashings and valleys
  • Replacement roofs
  • Ridges and verges
  • Loft conversions and dormers

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take between one and two hours at a typical home, or half a day or so for a commercial building. A survey in Marlow needs access inside and out, including the loft hatch and any rooms with damp. Mention gates, side passages and anything at the back. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. Snags are listed in a report with photographs.

Getting ready for the survey

  • Make sure pets are kept safely away
  • Let us know about any leaks, stains or damp patches you know of
  • If you are buying, check with the agent that we can get in
