What a roof survey looks like in Shalstone

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Stowe House, about 2 miles east, is one of the historic houses in the wider area around Shalstone. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If yours is one of the older homes in the streets near Church of St Edward, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Shalstone is in Buckinghamshire. Houses, flats, blocks and commercial buildings in Shalstone can all book roof surveys. Our area takes in places right across Buckinghamshire, from the larger towns to small villages. For surveys nearby, see our Milton Keynes page.

Roof surveys for homes and businesses in Shalstone

Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. You don’t need to do anything except give us access. Each defect we find is photographed and explained. We’re often asked to look into condensation or damp timbers in the loft and ridge tiles that have lifted or moved, across lead flashings, chimney stacks and the roof space.

Older buildings in small places like Shalstone may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether the roof structure meets design loads
  • An exact number of years the roof has left
  • Defects hidden under coverings or inside walls without opening up

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before booking. The full list of what we check.

What this survey covers

  • Chimney stacks
  • The roof space

  • Ridges, hips and valleys
  • Clay and concrete tiles

Shalstone: your questions answered

How do I find out if my home in Shalstone is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Shalstone?

Yes, Shalstone is on our map. Villages and rural addresses get the same survey as a town house.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

What does a roof survey cost?

Prices start from £150, including VAT. We confirm the price for your roof before booking. For a price, phone 07833 053749 or drop us an email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Photograph stains when they appear
  • Leave roof access to professionals
  • Have details of recent roof work to hand
  • Move stored items away from the loft hatch

Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

How the survey changes by roof type

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are looked at. Leaning stacks and loose pots are recorded.

Flat roof coverings

Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.

Leave it or get it looked at?

Leaving it means relying on what you can see from the ground. You might pay for work that does not fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention. In a place like Shalstone, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What happens on the day

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Somewhere like Shalstone needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets in another room
  • Check the loft hatch can be reached
