Storm damage roof report in Buckingham

What counts as a storm depends on your policy, though many use gusts of about 55 mph. Your policy document sets out its own definition. Whether the weather met it is for your insurer. We record the damage and what seems to have caused it. Each area of damage is photographed, and the report is yours to pass on. The claim decision rests with your insurer. If you’ve noticed flat roof edges peeled back and slates and tiles blown off the roof, we can find out what’s behind it.

Many homes around Buckingham have been extended, frequently with flat roofs or dormers, and the joint between new and old is a classic place for water to get in. The flashings and upstands at those joints get a careful look. Water can run along the top of a wall or a joist before it shows, so the stain is not always the place to look.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

Buckingham questions

What do I need to do before a survey in Buckingham?

The main thing is access, inside and out, plus somewhere to park in Buckingham. It also helps to know about any leaks or earlier repairs.

Do you carry out roof surveys in Buckingham?

Yes. Our area covers London and South East England, and Buckingham is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

Can I challenge a declined storm claim?

The first step is a complaint to your insurer. After that, the Financial Ombudsman Service may be able to look at it. An independent report can add to your evidence, though we can’t predict the outcome.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or email us.

What wind speed counts as a storm?

There is no single figure. Many use gusts of about 55 mph, but each policy sets its own definition. Check your policy wording.

What we cannot see

A survey is a proper look at the roof, but it can’t do everything. The main limits are:

  • A decision on your insurance claim
  • Repair costs or quotes for the work
  • Negotiating a claim settlement

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Gutters and fascias
  • Slate and tile slopes
  • Flat roofs
  • Ridges and hips
  • Flashings

Checking the roof from the ground

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Why act early in Buckingham

The sooner the damage is recorded, the clearer the evidence. Later weather and temporary repairs can make it harder to see what happened. Around Buckingham, gutters that overflow soak the wall below. At roof level, a loose tile or tired flashing does the same. Left alone, both only get worse.

Storm damage roof report starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

How the survey works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours at a house, and longer if the damage is spread across a large roof. A survey in Buckingham needs access inside and out, including the loft hatch and any rooms with damp. Mention gates, side passages and anything at the back. Weekday and weekend visits are available.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there is access, for water damage.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. You receive the written report with photographs.

How to prepare

  • Keep pets in another room
  • Note where any stains or damp appear
  • For flats, check roof access has been agreed

How the survey changes by roof type

Ridge and hip tiles

Worn mortar under ridge tiles can let them lift in a storm. We note whether the mortar looks recently broken or long worn.

Lead flashings

Lifted flashings let rain run behind them into the roof. We note where this has happened and any damp inside.

Storm damage roof reports in Buckingham: local notes

Stowe House, about 2.8 miles north-west, is one of the historic houses in the wider area around Buckingham. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering and its details give the first clues when tracing where water is coming from.

If your home is one of the older ones in the streets near St Peter and St Paul, lead flashings, valleys and old chimneys are typical places for water to get in. If you look after a building such as George Grenville Academy, tracing a leak on a big roof starts with where the water appears and works back.

Useful tips for Buckingham property owners

Most of what helps is simple and safe from the ground. A few suggestions:

  • Hold on to fallen pieces of the roof where you can
  • Arrange temporary cover with a roofer if rain is getting in
  • Tell your insurer about the damage promptly
  • Photograph damage inside the house too

You will need a roofer’s quote for the repairs. The report gives them a clear list of the damage.

Keep records of roof work and surveys. They can help show the roof was looked after.
