Storm damage roof reports near Milton Keynes

How a storm damage roof report works in Milton Keynes

Most policies do not cover wear and tear. So it matters whether the damage came from the storm or from a roof that was already worn. We note signs of each: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We give an honest view of what we see. How the policy applies is for your insurer to decide. Typical surveys look at water coming in after the storm and loose or broken chimney pots and cowls, on slate and tile slopes, chimney stacks and flashings.

Storms tend to hit many roofs in an area at once. A written record with photographs helps you explain what’s happened, whether to an insurer, a landlord or a roofer. We report what we find; we can’t say whether a claim will be paid. Wear and tear is usually excluded, so it’s useful to know what is old and what is new.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Hold on to fallen pieces of the roof where you can
  • Photograph the damage safely from below
  • Read your policy wording on storm damage
  • Write down when the storm hit and when you noticed damage

The report is emailed to you, and you decide what to send to your insurer. It’s your record to use.

Clear gutters and outlets before the stormy months. Overflowing gutters can make storm damage worse.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. In a place the size of Milton Keynes, the building you want surveyed may be a house, a flat above a shop or a whole block. Let us know the type of building and who can let us in, and the visit is planned around that.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

Advice

Checking the roof from the ground

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

What a storm damage roof report looks like in Milton Keynes

Milton Keynes was built as one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Leaks on homes like these often come from flat-roofed additions or from rain driven up under low-pitched tiles. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in.

Living close to South Loughton Valley park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Take a building like Summerfield School: on a building that size, finding the source of a drip means looking well beyond the stain. If you own a rental within reach of Milton Keynes Central station, a tenant living with a leak needs the cause found, not just the stain painted over.

Roof by roof

Chimney stacks

Older stacks with worn pointing or cracked flaunching are more likely to suffer. We record both the storm damage and the older wear.

Ridge and hip tiles

The ridge and hips are among the most exposed parts of a roof. We record any that have lifted, cracked or come away.

What happens if roof problems are left?

If the damage is partly wear and tear, it’s better to know. Our report gives an honest view of both, so there are no surprises later. In a place with as many rented homes as Milton Keynes, small roof faults frequently turn into tenant complaints. Spotting it early is easier than dealing with water damage in an occupied home.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Your questions about storm damage roof reports in Milton Keynes

Are flat-roofed garages and porches in Milton Keynes worth including?

Usually, yes: let us know about it as you book so the visit can include it. Flat-roofed garages and porches are common in new towns like Milton Keynes, and older felt coverings may be near the end of their life.

Is Milton Keynes in the area you cover?

We do. Every survey there gets the same written report with photos.

Can you put a tarpaulin over the damage?

Emergency temporary protection is a job for a roofer. Photograph the damage first if you can do so safely. We can record the damage in our report.

Do you act for me with my insurer?

No. Our report is an independent record for you to use. Your insurer may appoint its own loss adjuster.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

Does your report mean my claim will be accepted?

The decision is your insurer’s, not ours. We record the damage, with photos and the likely cause, for you to give to your insurer.

Is wear and tear covered by insurance?

Wear and tear is normally excluded from home insurance. Our report records storm damage and any older wear we see, so you know what the roof shows. How the policy applies is up to your insurer.
