Roof surveys across MK14: what to expect

Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. Common reasons to book are gutters that overflow in heavy rain and crumbling chimney pointing or cracked flaunching, across the roof space, chimney stacks and lead flashings.

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Typical jobs here are in homes near Webber Independent School, Church of St Andrew and The Black Horse Inn. For rail, the closest station is Wolverton station, roughly 1.7 miles west of the centre. Homes and roofs across MK14

Older homes across MK14 frequently keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in MK14 are part of that picture.

Great Linford: For an older house near a landmark such as Church of St Andrew, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you run a business near Midsummer Place, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Landlord and commercial surveys in MK14

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which can make access easier.

What a survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • How the roof will behave in every kind of weather
  • What’s under the slates, tiles or felt
  • The condition of the rest of the building (that’s a RICS home survey)

Why act early?

Without a survey, you are guessing at what the roof needs. You might pay for work that does not fix the real problem, or to a real problem being missed. A survey tells you what actually needs attention.

Before booking any surveyor

  • When you will get the report
  • Their insurance cover
  • Whether VAT is in the quoted price
  • What’s outside the scope of the survey

How the survey changes by roof type

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

Natural slate

Slate is common on older homes in London and South East England. Widespread slipping usually points to corroded nails, which we describe in the report.

Prices for roof surveys in MK14

All our prices include VAT. What changes the price is:

  • The roof’s overall size
  • Commercial roofs and larger buildings
  • Whether thermal imaging or a drone is needed
  • How complicated the roof is, with its valleys, chimneys and parapets

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Booking your survey

Before you get in touch, it is useful to have:

  • Any stains, drips or damp patches you’ve seen indoors
  • Why you want a survey: buying, a leak, a storm or new work
  • Anything about access we should know
  • The type of building and roof, such as pitched or flat

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or send us an email to find out.

MK14: your questions answered

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we will say so. We do not provide structural calculations.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you tell me how long my roof will last?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Do you look in the loft space?

Usually, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Do you work in MK14?

Yes. We survey roofs in MK14 and the rest of Milton Keynes. To book, ring 07833 053749 or email us.
