How a roof survey works in MK13
We survey roofs in MK13 and across London and the South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you’re ready to book, phone 07833 053749 or use the contact form. Common reasons to book are lifted, split or missing lead flashings and water stains on rafters and ceiling joists, across ridges, hips and valleys, chimney stacks and lead flashings.
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about one to two hours for a house, with bigger or more complicated roofs taking longer.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.

Also close by are Halley's Comet pub (less than half a mile north-west), Stantonbury Campus (0.5 miles north-east) and Pepper Hill School (less than half a mile north). Roofs, chimneys and gutters across MK13
Across MK13, from Bradville, Bradwell and Two Mile Ash outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in MK13. Where permission is needed, the flight waits for it.
Bradville: Linford Manor, about 1.5 miles north-east, is one of the historic houses in the wider area around Bradville. Older homes in the area may have roofs that need matching materials when work is done. For site and facilities teams at buildings like Pepper Hill School, large buildings have long gutter runs and big roofs that need checking like any other.
What a survey does not cover
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- A promise that the roof won’t leak in future
- Faults hidden behind ceilings or boarding
- Walls, floors and services below the roof
What affects the cost of roof surveys
Survey packages start from £150, with VAT included. The price for your roof depends on:
- Which survey package you book
- If the survey needs thermal imaging or a drone
- Features like valleys, chimneys, dormers and parapets
- Extra roofs, like extensions, dormers or garages
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before you book.
Getting in touch
What helps most when you contact us:
- The property’s address and postcode
- The reason for the survey, such as buying, a leak or storm damage
- The style of property, from a terrace to a block
- Pictures of the roof from a safe spot, if you have them
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.
Why act early?
It’s easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail.
What to check before booking
- Which viewpoints they use to see the roof
- What happens after the report arrives
- What exactly goes into their report
- Whether the loft is part of the inspection
Can I check my roof myself?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.
