Chimney surveys for Bradville homes and businesses

Why get it checked now?

Chimneys are easy to forget because you rarely see the top of them. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. Around Bradville, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Chimney survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Chimney survey in Bradville: what you get

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photographs and recommendations. We survey shared and party-wall stacks, brick chimney stacks and chimney pots and cowls, and the problems we are asked to look at most are gaps in the mortar around the pots and signs that a stack is leaning.

Houses in smaller places like Bradville can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Landlord and commercial surveys in Bradville

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Landlords, agents and building managers in Bradville and across Milton Keynes can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or drop us an email.

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes about 1–2 hours at a house, as part of a look at the roof around the stack. A visit to a smaller place like Bradville is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Leave side gates unlocked
  • Have any questions written down, so nothing gets missed

Advice

Bradville questions

Is Bradville within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

My home in Bradville has a flat-roofed garage or porch. Is it worth having that looked at?

It is often worth it, as these roofs are easy to forget. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

Will you check the chimney is safe to use with a fire?

No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

How do you inspect a chimney without scaffolding?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where it applies. If part of a stack can’t be seen, the report says so.

Can you survey in bad weather?

Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

What does a roof survey cost?

Our price is from £150, including VAT. You will know the exact price before booking. For a price, call 07833 053749 or use the contact form.

Can you find out why my chimney breast is damp?

There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

How we price chimney surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What we need to know

A little information up front helps. Please include:

  • Photos of the roof, taken safely from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one
  • Any marks or damp showing indoors

Getting a price is simple: just ring 07833 053749 or use the contact form, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

What you can safely check yourself

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What a chimney survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
  • Structural calculations for a leaning stack
  • Flue inspections or sweeping

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What our survey covers.

What a chimney survey looks like in Bradville

Historic houses such as Linford Manor, about 1.5 miles north-east, show how far back building in the area around Bradville goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Homes near green spaces like Campbell Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. For businesses in and around places such as Midsummer Place, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Anyone responsible for a site like Pepper Hill School will know that large buildings have long gutter runs and big roofs that need checking like any other.
