How a chimney survey works in Bletchley and Fenny Stratford
Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. We survey chimney breasts, chimney pots and cowls and flaunching, and people most often book us about damaged chimney pots and cowls and damp on a chimney breast inside.
Semis and terraces in a town like Bletchley and Fenny Stratford share roof details with the neighbours. When a stack or gutter is shared, the problem may not be on your side alone. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. It’s useful to mention any shared stacks or gutters as you book.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Questions from Bletchley and Fenny Stratford
Is my home in Bletchley and Fenny Stratford listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover Bletchley and Fenny Stratford?
Yes, Bletchley and Fenny Stratford is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Will you walk on the roof?
Only where it’s safe to do so. We inspect everything that’s safely in view: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we can’t see is noted in the report.
How much is a survey?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.
How quickly is the report sent?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
What does a chimney survey cover?
Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
Chimney surveys in Bletchley and Fenny Stratford: local notes
Historic houses such as Bletchley Park, about 0.7 miles north-west, show how far back building in the area around Bletchley and Fenny Stratford goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
For an older house near a landmark such as Water Eaton Church Centre, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you run a business near Central Milton Keynes Shopping Centre, a roof report helps plan work around trading rather than after a leak.

What we’re asked to look at in Bletchley and Fenny Stratford
Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. Failed flashings are one of the most common causes of damp around chimneys. Lead is also a target for theft.
Here are some of the things we see frequently:
- Damp patches on chimney breasts
- Mortar washing out of the joints
- Frost-damaged brickwork on the stack
- Loose, cracked or missing pots
Homes near green spaces like Waterhall Park can get more leaves in their gutters in autumn.
What to check before booking

- Their insurance cover
- Their track record with similar roofs
- Whether VAT is in the quoted price
For landlords and managing agents
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
What this survey can’t tell you
We only report whatever is safely visible on the day, so there are some things a survey cannot cover:
- What’s inside the brickwork or behind render, without opening up
- Areas we cannot view from safe positions
- Structural calculations for a leaning stack
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.
What we check
- Shared and party-wall stacks
- Chimney pots and cowls
- Lead flashings
- Brick chimney stacks
- Flaunching
- Chimney breasts
How the survey changes by roof type
Lead flashings
Where the chimney meets the roof slopes, lead flashings keep water out. We check for lifting, splits and gaps in the joints.
Chimney pots and cowls
Each pot is bedded into the flaunching, often with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.
How it works
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It normally takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Most visits in a town like Bletchley and Fenny Stratford start at the front of the house and work round to the back. Rear gardens and side paths often give the best view of extensions and back slopes, so unlocked gates help. The loft comes next, where there is safe access.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
Getting ready for the survey

- If you are buying, let the agent know when we’re coming
