Roof survey in MK1: how it works
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof typically wears out sooner than a pitched one, so they deserve a careful look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey natural slate, the roof space and flat roofs, and common reasons people get in touch are worn lead at chimneys and abutments and leaning or weathered chimney stacks.
There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We check the roof from every safe viewpoint, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.

What’s near Bletchley
Around Bletchley, our work takes us to homes and buildings near St. Mary's Church, Waterhall Park and Lord Grey Academy. You’ll also find Holne Chase Primary School (less than half a mile south-west) and The George pub (under half a mile south-east). There is a railway station in Bletchley itself: Bletchley station. A little further out are Bletchley Community Hospital (under half a mile north-west) and Hangmans Hill (2.4 miles south-west). Open spaces near Bletchley include Newfoundout and Blue Lagoon Park.
Roof surveys across MK1: local notes
Homes across MK1 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in MK1.
Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles. That variety shapes every survey in MK1.
Bletchley: Living close to Waterhall Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you live in an older home near St. Mary's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.
Leave it or get it looked at?
A small roof defect normally gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right.
Questions to ask before booking
- Whether the price includes VAT
- How soon the report will arrive
- Will the report include photos?
- Whether any drone flown is registered with the CAA
Surveys for landlords and agents in MK1
Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Useful tips for MK1 property owners
A few practical points come up again and again on our surveys. They apply to most roofs:
- Take photos of any leaks as they happen
- Check the roof from the ground after storms
- File the report with your home documents
- Clear the loft hatch area before we arrive
If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
What you can safely check yourself
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Walls, floors and services below the roof
- How the roof will behave in every kind of weather
- What’s under the slates, tiles or felt
Your questions about roof surveys in MK1
Which days do you carry out surveys?
Surveys run on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or drop us an email.
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
Do you look in the loft space?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.
Do you go up on the roof?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
Can you look at a roof that is joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Do you use drones?
Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
