Our roof survey service in MK7
A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there is safe access. You get a written report with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. Typical surveys look at gutters that overflow in heavy rain and standing water on a flat roof, across ridges, hips and valleys, flat roofs and chimney stacks.
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes an hour or two at most homes, though large, tall or awkward roofs take more time.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
How our prices work
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Homes and roofs across MK7
Homes across MK7 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in MK7.
Our area covers London and the South East, including MK7. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Walton: For businesses in and around places such as Central Milton Keynes Shopping Centre, a roof report helps plan work around trading rather than after a leak. For an older house near a landmark like Church of St Thomas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Practical tips
You don’t need to be a roofer to help. What helps most:
- Hold on to the report for future surveys
- Let us know about any leaks or stains you’ve seen
- Make sure we can open the loft hatch
- Photograph stains when they appear
Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.
Every so frequently, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
Leave it or get it looked at?
Before you put a home on the market, it’s useful to know the roof’s condition. You’ll know what a buyer’s survey might pick up, or at least know what to expect.
What to check before booking
- Whether the loft is part of the inspection
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether any drone flown is registered with the CAA
- What happens after the report arrives
What affects the cost of roof surveys
A few things affect what a survey costs:
- The roof’s overall size
- Extensions, dormers and garages with roofs of their own
- Height and safe access
- The use of thermal imaging or a drone
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
What we need to know
Here’s what helps us most when you get in touch:
- Any stains, drips or damp patches you’ve seen indoors
- Any deadline, such as an exchange date
- Whether there is a loft hatch, a shared roof or tricky access
- The kind of building and roof involved
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or use the contact form with the address and the days you’d prefer.
Why roofs fail
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.
Common reasons to book include:
- Slates or tiles that have slipped or broken
- Torn or sagging underlay
- Worn lead at chimneys and abutments
- Ridge tiles that have lifted or moved

FAQs for MK7
Does the weather affect the survey?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
How long does the visit take?
The visit typically takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. We’ll confirm what to expect when we arrange the visit.
Can you look at a roof that is joined to next door?
Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
Is a roof survey the same as a structural survey?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.
Which days do you carry out surveys?
We carry out surveys seven days a week. To find a day that suits you, phone 07833 053749 or use the contact form.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
