Gutter surveys in Walton

How a gutter survey works in Walton

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It’s not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey downpipes, valley gutters and fascias and soffits, and people most often book us about water spilling over the gutter edge and gutters full of debris and silt.

In a smaller place like Walton, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention. The fixings under an older roof often fail before good slates or tiles do.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Gutter surveys around Walton

Historic houses like Bletchley Park, about 2.2 miles south-west, show how far back building in the area around Walton goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Bow Brickhill station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For businesses in and around places such as Central Milton Keynes Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Walton is about 2 miles north-east of Bletchley, in Milton Keynes. Whether the building in Walton is a house, a flat or a commercial unit, we can survey the roof. Our Milton Keynes coverage includes Walton.

Why act early in Walton

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Around Walton, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

For a price for your roof in Walton, call 07833 053749 or email us and let us know about the roof. The price is agreed before a date is set.

What we do, step by step

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Some parts of a survey depend on the weather, so a visit to Walton is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photos and recommendations.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Buyers: confirm access with the estate agent or seller
  • Keep pets inside or away from the areas we are looking at

Booking a survey

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Advice

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What a survey costs

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The height of the building and how the roof can be seen safely
  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Booking your survey

What helps most when you contact us:

  • What made you get in touch
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • Any stains, drips or damp patches you’ve seen indoors

Gutter survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or send us an email with the details.

What we look for on each type of roof

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

What we’re asked to look at in Walton

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

Most people get in touch when they’ve noticed one of these:

  • Water spilling over the gutter edge
  • Joints that drip after rain
  • Gutters that have fallen out of line
  • Downpipes that are split or coming away

If you own one of the older houses in the streets near Church of St Thomas, its chimney, valleys and lead work are likely to be the parts that need attention first.
