About our gutter survey in Middleton

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. We survey downpipes, eaves gutters and fascias and soffits, and the problems we’re asked to look at most are water spilling over the gutter edge and joints that drip after rain.

In a smaller place like Middleton, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Landlords, agents and block managers in Middleton

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

How the survey works

The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Notes and photos go into the written report. The visit typically takes between one and two hours on an ordinary house, and longer for a large or complex roof. In a smaller place like Middleton, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

Preparing for the visit

  • Agree roof access with the managing agent if it is shared
  • Keep pets inside or away from the areas we’re looking at
  • Tell us about any leaks, stains or damp patches you know of

Middleton homes and their roofs

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first. Linford Manor, about 3.1 miles north-west, is one of the historic houses in the wider area around Middleton. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

Landlords with a home close to Bow Brickhill station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building like Middleton Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Signs you need a gutter survey in Middleton

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

A survey makes sense if you’ve noticed:

  • Fascia boards damaged by overflowing water
  • Overflowing eaves gutters
  • Cracked or loose downpipes
  • Dripping or leaking gutter joints

If you run a business near Central Milton Keynes Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Questions to ask before you book

  • Their drone registration, if they fly one
  • What exactly goes into their report
  • How long they’ve been surveying roofs

FAQs for Middleton

Will you come out to Middleton?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Middleton listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you test soffits or gutters for asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Does the season matter for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

Do you look in the roof space?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so we report on what’s visible.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it when you book and we’ll explain what’s needed.

Leave it or get it looked at?

A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Homes in smaller places like Middleton can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
