Flat roof survey in Middleton, Milton Keynes
Know where you stand with the flat roof before you decide what to do next. We carry out flat roof surveys in Middleton, with photos and a clear written report.
- Failed seals around rooflight kerbs
- A sagging deck under the covering
- Upstands pulling away from walls
What we do, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes between one and two hours for a small flat roof at home, and longer for a large commercial one. For a survey in Middleton, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- You get a photo-illustrated written report and our recommendations.

Advice
Flat roof survey in Middleton
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. We survey upstands and outlets, mastic asphalt and felt flat roofs, and the problems we’re asked to look at most are failed seals around rooflight kerbs and blisters and bubbles in the covering.
Outbuildings, garden rooms and garages in places like Middleton often have flat roofs of their own. They’re rarely looked at until something gets wet. It’s worth mentioning them when booking, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we are asked to look at in Middleton
Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.
These are some of the problems a survey can pick up:
- Pools of water lying on the roof
- Loose or cracked edge trims
- Leaks around rooflights
- Cracked or split membrane
If you let a flat or house near Bow Brickhill station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Choosing a roof surveyor
- Whether VAT is added on top
- Whether they hold professional indemnity and public liability insurance
- Whether the inside of the roof is included
- How soon the report will arrive
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
Flat and commercial roofs around Middleton
Historic houses such as Linford Manor, about 3.1 miles north-west, show how far back building in the area around Middleton goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Take a building like Middleton Primary School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. If you look after a shop, office or commercial unit, for instance near Central Milton Keynes Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

What this survey can’t tell you
It’s useful to know what a survey won’t do before booking:
- The condition of the deck or insulation hidden under the covering
- Fragile surfaces, which we don’t walk on
- An exact number of years the roof has left
If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What our survey covers.

Different roofs, different checks
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Middleton: your questions answered
Do you cover smaller places like Middleton?
We do. Villages and rural addresses get the same survey as a town house.
Is Middleton in the area you cover?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Will the survey show why my flat roof is leaking?
Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.
Do you carry out surveys on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Which flat roof coverings do you cover?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we will identify it on the day.
What happens after the survey?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
How long will you be at the property?
Expect it to take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.
What affects the cost of flat roof surveys
To price your survey, we look at:
- The roof’s overall size
- How complicated the roof is, with its valleys, chimneys and parapets
- How many separate roofs there are, such as extensions, dormers and garages
- Height and safe access
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
Booking your survey
Some details help us recommend the right survey and price. When you contact us, tell us:
- The type of building and roof, like pitched or flat
- Photos of the roof, taken safely from the ground or a window
- Any deadline, such as an exchange date
- Anything about access we should know
If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, call 07833 053749 or send us an email.
