Flat roof survey in Furzton

We inspect a flat roof from wherever it can safely be seen: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. We don’t walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. If you’ve noticed signs of deflection in the roof deck and ponding water that doesn’t drain away, a survey will tell you what’s going on, whatever the roof.

Outbuildings, garden rooms and garages in places like Furzton frequently have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when you book. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How the survey changes by roof type

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

What affects the cost of flat roof surveys

Several things affect the price of a survey:

  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

What we need to know

A little information up front helps. It helps to include:

  • Anything about access we should know
  • The address and postcode of the property
  • Where water is showing inside, if it is
  • Dates you’re working to, such as exchange

Getting a price is simple: just phone 07833 053749 or send us an email, tell us about the property and we will suggest the right survey. We confirm the price before anything is booked.

Questions from Furzton

Does a conservation area affect roof work in Furzton?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you carry out roof surveys in Furzton?

Yes. We work right across London and South East England, and Furzton is part of that. You can ring 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.

Do you give a life expectancy for the roof?

We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

How quickly is the report sent?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Is a flat roof survey the same as a building survey?

No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.

What this survey cannot tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Whether the deck or joists are strong enough
  • A fixed date for when the roof will need replacing
  • Whether old sheeting or boards contain asbestos

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.

What this survey covers

  • Upstands and outlets
  • Mastic asphalt
  • Felt flat roofs
  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Book a survey every few years
  • Limit foot traffic on the covering
  • Ask whoever fits equipment on the roof to make good the covering
  • Never stand on rooflights or fragile sheeting

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photo of each defect, so others can follow it without going up to look.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

How it works

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. Some parts of a survey depend on the weather, so a visit to Furzton is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Leave a clear route to the loft
  • Mention any parking restrictions on your street

Getting a price

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

Signs you need a flat roof survey in Furzton

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

We’re often asked to look at:

  • Outlets that hold water back
  • Cracked or split membrane
  • Loose or cracked edge trims
  • Water getting in at rooflights

If you own one of the older houses in the streets near Church of the Servant King, the flat roofs on later extensions tend to wear out long before the main roof.

What to check before booking
