Our roof survey service in MK3

Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. You do not need to do anything except give us access. Each defect we find is photographed and explained. We survey ridges, hips and valleys, flat roofs and clay and concrete tiles, and the problems we are asked to look at most are flashings that have come away from the wall and loose ridge or hip tiles.

On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take between one and two hours for most homes, depending on how many separate roofs there are.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint outside.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

What you will pay

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Landmarks near Bletchley

We work in homes and buildings around St. Mary's Church, Waterhall Park and Lord Grey Academy and the streets around them. Other local landmarks include Holne Chase Primary School (under half a mile south-west) and The George pub (less than half a mile south-east). Bletchley has its own railway station: Bletchley station. Nearby you’ll also find Bletchley Community Hospital (within half a mile north-west) and Hangmans Hill (2.4 miles south-west). Open spaces near Bletchley include Newfoundout and Blue Lagoon Park.

Roofs, chimneys and gutters across MK3

Homes across MK3 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.

Our area covers London and South East England, including MK3. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.

Bletchley: For an older house near a landmark like St. Mary's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as Holne Chase Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Gather any paperwork for past roof work
  • Keep a record of damp patches and dates
  • Look for debris in the garden after high winds
  • Ask about a flat roof on an extension or garage too

Keep the report with your property records. It’s a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Don’t block the vents at the eaves. Condensation builds up when air cannot move, and it can wet timbers and insulation. Make sure insulation doesn’t block the airflow at the eaves.

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Structural calculations (that is a structural engineer’s job)
  • What’s under the slates, tiles or felt
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Signs you need a roof survey

Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It’s often mistaken for a leak, and it needs a different fix.

Typical things we are asked to look at include:

  • Cracked or blistered flat roof coverings
  • Loose ridge or hip tiles
  • Torn or sagging underlay
  • Crumbling chimney pointing or cracked flaunching

What affects the price in MK3

Prices vary from roof to roof, and it comes down to:

  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book
  • The roof’s overall size

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • What’s prompted the survey
  • Where the property is, with the postcode
  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors

Unsure which package suits your roof? It is easiest to ring 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

Questions from MK3

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

How much does a roof survey cost in MK3?

Our price is from £150, including VAT. You’ll know the exact price before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or email us.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
