Roof survey in MK2: how it works
We inspect everything that’s safely in view: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You don’t need to do anything except give us access. Everything we see is photographed for the report. We survey natural slate, clay and concrete tiles and chimney stacks, and the problems we’re asked to look at most are leaning or weathered chimney stacks and valley linings that have cracked or split.
After the inspection, everything we found is written up as a written report with photos, sent to you by email. As for time on site, it normally takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.

Roofs, chimneys and gutters across MK2
MK2 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in MK2.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, MK2 included. We survey on any day of the week.
Bletchley and Fenny Stratford: If you own a rental within reach of Bletchley station, a roof report helps you deal with small faults before they turn into a call from a tenant. Bletchley Park lies about 0.7 miles north-west, so building around Bletchley and Fenny Stratford goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs.
Why get it checked now?
Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right.
Questions to ask before booking
- What insurance they carry
- How long they’ve been surveying roofs
- Is there a chance to talk the report through?
- Whether the inside of the roof is included
Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.
Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Structural calculations (that’s a structural engineer’s job)
- How the roof will behave in every kind of weather
- Defects hidden under coverings or inside walls without opening up
What affects the cost of roof surveys
We confirm the price for the job before you book. These are the things that affect it:
- The type of building, from a house to a block or an office
- How tall the building is and how easy the roof is to see
- Basic, Standard or Premium
- Chimneys, valleys, parapets and other details
Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.
Helping us price your survey
These details help when you contact us:
- The address and postcode of the property
- Any marks or damp showing indoors
- Any photos you have, taken from the ground or a window
- Any deadline, like an exchange date
To arrange a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. We’ll confirm the price before you book.
Roof by roof
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof, and lead is a target for theft.
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted.
