Roof surveys in MK15

How a roof survey works in MK15

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. We survey ridges, hips and valleys, the roof space and natural slate, and the problems we are asked to look at most are worn lead at chimneys and abutments and loose ridge or hip tiles.

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

What’s near Willen

We work in homes and buildings around Campbell Park, Ousedale School and Gyosei International School UK, among other places. Nearby too are Church of St Mary Magdalene (under half a mile south-west) and Willen Primary School (0.5 miles west). For rail, the closest station is Milton Keynes Central station, about 3.1 miles south-west. A little further out are Milton Keynes University Hospital (2.6 miles south) and Midsummer Place (2 miles south-west). Not far away are Willen Lake and Little Linford Wood.

Roof surveys across MK15: local notes

Across MK15, lots of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.

Several airports in London and the South East have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in MK15. Flights that need permission only go ahead once it is given.

Willen: For an older house near a landmark such as Church of St Mary Magdalene, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For businesses in and around places such as Midsummer Place, a roof report helps plan work around trading rather than after a leak.

Practical tips

Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:

  • Include dormers, porches and garages as you book
  • Tell us about any leaks or stains you’ve seen
  • Find records of any re-roofing or repairs
  • Don’t climb onto the roof yourself

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or email us with the addresses.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.

What a survey costs

To price your survey, we check:

  • How tall the building is and how easy the roof is to see
  • Basic, Standard or Premium
  • Roof area
  • Features like valleys, chimneys, dormers and parapets

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Roof survey starts from £150, including VAT.

Booking your survey

You don’t need to know any roofing terms. Just tell us:

  • Any marks or damp showing indoors
  • Any deadline, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block

We survey roofs on any day of the week. To arrange a day that suits you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • A structural engineer’s report
  • Walls, floors and services below the roof
  • Faults hidden behind ceilings or boarding

Common questions in MK15

Do you give a life expectancy for the roof?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

Is MK15 in your area?

Yes. We cover MK15 and the rest of Milton Keynes, as part of our work across London and South East England. To book, phone 07833 053749 or use the contact form.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We don’t provide structural calculations.
