Storm damage roof report in Willen: what you get

The Financial Ombudsman asks three questions when it looks at storm complaints: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. We record what the roof shows about the damage and its likely cause. You or your insurer can check the weather for the date. Common reasons to book are slates and tiles blown off the roof and loose or torn flashings, across gutters and fascias, flat roofs and slate and tile slopes.

In a village or hamlet like Willen, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Different roofs, different checks

Clay and concrete tiles

Older tiles held only by nibs, without nails or clips, can lift more easily. We record what we can see of the fixings.

Flat roof coverings

Debris blown onto a flat roof can puncture the covering or block outlets. Any damage is recorded with photos.

How we price storm damage roof reports

To price your survey, we look at:

  • Features like valleys, chimneys, dormers and parapets
  • Whether it is a home or a commercial building
  • Basic, Standard or Premium
  • Roof area

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Booking your survey

A little information up front helps. It helps to include:

  • Any photos you have, taken from ground level or a window
  • Access details, like a loft hatch or a shared roof
  • When you need the report by
  • Your postcode, so we can check access and travel

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or email us with the details.

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. Older roofs in small places like Willen can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us when the storm was and what damage you’ve seen.
  2. We inspect the roof from safe viewpoints and from the loft where there’s access.
  3. We photograph and record every area of damage we can see.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. The findings are written up with photographs for you to share with your insurer.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Clear the way to the loft hatch
  • Keep pets in another room

Common roof problems in Willen

Storms do not only affect pitched roofs. Coverings can tear or peel back at the edges, and water can pond where outlets are blocked. We record what we find on flat and pitched roofs alike.

Look out for signs like these:

  • Broken or displaced guttering
  • Damaged ridges and hips
  • Loose or broken chimney pots and cowls
  • Damage from fallen branches or debris

If you own a rental within reach of Milton Keynes Central station, tracing a leak quickly matters when a tenant is living with it.

What to check before booking

  • Whether the inside of the roof is included
  • Whether any drone flown is registered with the CAA
  • Whether VAT is in the quoted price
  • How much experience they have with roofs like yours

What to expect from a roof survey

Storm damage roof reports in Willen: local notes

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these roof types has its own typical places for water to get in. About 1.8 miles west lies Linford Manor, a reminder of how long the area around Willen has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

If you live near a park such as Campbell Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings such as Willen Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Willen: your questions answered

Is Willen in the area you cover?

Yes, Willen is one of the places we work. The survey and report are the same in Willen as anywhere else.

Does a conservation area affect roof work in Willen?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you tell me if my claim will be paid?

That’s not something we can promise. Insurers decide claims on their own policy wording. Our report gives you an independent record of the damage and its likely cause.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Can you put a tarpaulin over the damage?

Emergency temporary protection is a job for a roofer. If it’s safe, take photos before it goes on. We can record the damage in our report.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • How your policy defines a storm
  • Repair costs or quotes for the work
  • A decision on your insurance claim

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before booking. What our survey covers.

What we check

  • Flashings
  • Chimney stacks
  • Ridges and hips
  • Gutters and fascias
  • Slate and tile slopes
  • Flat roofs

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Ask a roofer for emergency temporary protection if water is coming in
  • Check your policy for how to report damage
  • File receipts for anything you pay for
  • Do not go onto the roof to take pictures

Your insurer may send a loss adjuster to look at the damage. Our report gives you an independent record alongside theirs.

Keep gutters and outlets clear so heavy rain can drain away. Blocked drainage can add water damage to wind damage.
