Roof survey in MK16: how it works

Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. You get a written report with photographs and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. Typical surveys look at torn or sagging underlay and ridge tiles that have lifted or moved, across lead flashings, ridges, hips and valleys and chimney stacks.

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Landmarks near Newport Pagnell

Around Newport Pagnell, our work takes us to homes and buildings near The Plough pub, Cedars Primary School and Ousedale School. For rail, the closest station is Wolverton station, roughly 3.4 miles west. Other landmarks nearby include Midsummer Place (3 miles south) and Newport Pagnell Historical Society Museum (within half a mile north-east). For a walk, there is Little Linford Wood and Tongwell Lake.

Roofs, chimneys and gutters across MK16

Across MK16, we survey roofs for owners, landlords and agents, from Newport Pagnell, Broughton and Willen to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.

London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in MK16 is checked with its age and materials in mind.

Newport Pagnell: With Linford Manor about 1.4 miles south-west, the area around Newport Pagnell has a long history. Older homes in the area may have roofs that need matching materials when work is done. If you run a business near Midsummer Place, a roof report helps plan work around trading rather than after a leak.

Surveys for landlords and agents in MK16

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

How the survey changes by roof type

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Clear the loft hatch area before we arrive
  • Gather any paperwork for past roof work
  • Let us know about past leaks
  • Include dormers, porches and garages as you book

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It’s a chance to ask questions about anything in the report.

Don’t block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

What a survey costs

When we price a survey, we consider:

  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office
  • How big the roof is
  • Which survey package you book

Every price we give includes VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

What helps most when you contact us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Whether there is a loft hatch, a shared roof or tricky access
  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, like pitched or flat

What’s the best way to book?

It’s easiest to ring 07833 053749 or send us an email. Let us know the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.

Is MK16 in your area?

Yes. MK16 is part of the area we cover.

Will you climb onto the roof?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

How much is a survey?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
