What a roof survey doesn’t cover

Before you book, it is worth knowing what a survey won’t do:

  • The condition of the rest of the building (that is a RICS home survey)
  • An exact number of years the roof has left
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.

What we look at

  • Chimney stacks
  • Clay and concrete tiles
  • Natural slate
  • Lead flashings
  • Ridges, hips and valleys
  • The roof space
  • Flat roofs

Roof survey in Tongwell

There is no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run on weekdays and at weekends, so it is easy to find a day that suits. We survey ridges, hips and valleys, flat roofs and clay and concrete tiles, and people most often book us about lifted, split or missing lead flashings and debris building up in roof valleys.

Somewhere as small as Tongwell, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It usually takes about 1–2 hours at a typical home, and more on a big or complicated roof. Somewhere like Tongwell needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a report with photographs and recommendations.

Preparing for the visit

  • Leave a clear route to the loft
  • Leave side gates unlocked
  • Keep pets in another room

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Hold on to the report for future surveys
  • Mention any damp patches as you book
  • Stay off ladders and the roof
  • Watch for slipped slates after bad weather

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.

Keep the roof space ventilated. Condensation builds up when air can’t move, and it can wet timbers and insulation. Make sure insulation doesn’t block the airflow at the eaves.

Roof surveys around Tongwell

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1.2 miles west lies Linford Manor, a reminder of how long the area around Tongwell has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Landlords with a home close to Milton Keynes Central station may find that a dated record of the roof is useful when planning maintenance across a let. Trees in and around Campbell Park shed leaves that can end up in nearby gutters. If you look after a shop, office or commercial unit, for example near Midsummer Place, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Tongwell questions

How do I find out if my home in Tongwell is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Tongwell within the area you cover?

Yes, Tongwell is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How long does a roof survey take?

The visit typically takes an hour or two at a typical home, though large, tall or awkward roofs take more time. We’ll confirm what to expect when we arrange the visit.

Can you check whether my roof contains asbestos?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you look in the roof space?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there’s safe access. The report includes photos and recommendations.

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Tongwell. To discuss a property or a block, phone 07833 053749 or use the contact form.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
