Roof Survey across Milton Keynes

About roof surveys in Milton Keynes

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. Common reasons to book are flashings that have come away from the wall and cracked mortar along the ridge, on the roof space, ridges, hips and valleys and natural slate.

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take about one to two hours for most houses, or half a day or so for a commercial building.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Roof surveys across Milton Keynes: local notes

From Bletchley, Newport Pagnell and Bletchley and Fenny Stratford to smaller places, people across Milton Keynes use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in Milton Keynes are where it normally shows.

Milton Keynes: If you look after a building such as Summerfield School, a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Milton Keynes Central station, the gap between tenancies is a good time to have the roof looked at.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report
  • Faults hidden behind ceilings or boarding

Different roofs, different checks

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.

Flat roof coverings

A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Keep the report with your property records
  • Clear the loft hatch area before we arrive
  • Watch for slipped slates after bad weather
  • Don’t climb onto the roof yourself

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Keep the roof space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

What we are asked to look at in Milton Keynes

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, especially near trees.

A survey makes sense if you’ve noticed:

  • Crumbling chimney pointing or cracked flaunching
  • Water stains on rafters and ceiling joists
  • Loose ridge or hip tiles
  • Debris building up in roof valleys

FAQs for Milton Keynes

Is Milton Keynes in your area?

Yes. We cover Milton Keynes. To book, call 07833 053749 or use the contact form.

Can you survey in bad weather?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

Can you tell me how long my roof will last?

We do not give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Which days do you carry out surveys?

Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or send us an email.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.
