How a roof survey works in Wavendon

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. If you’ve noticed debris building up in roof valleys and torn or sagging underlay, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Wavendon may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What happens on the day

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Wavendon often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe viewpoint outside.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a photo-illustrated written report and recommendations.

Your questions about roof surveys in Wavendon

I let a flat near Woburn Sands station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Will you come out to Wavendon?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

What’s covered in a roof inspection?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

What if it rains on the day?

A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

Do you look in the loft space?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Before and after the survey

Small things make a difference. Some pointers:

  • Look for debris in the garden after high winds
  • Gather any paperwork for past roof work
  • Clear the loft hatch area before we arrive
  • Stay off ladders and the roof

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.

Don’t block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Prices for roof surveys in Wavendon

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can safely be seen
  • Whether you choose the Basic, Standard or Premium Survey

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you need to know.

What we need to know

Here’s what helps us most when you get in touch:

  • The style of property, from a terrace to a block
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date

To arrange a survey, call 07833 053749 or drop us an email with the address and what you’d like to know about the roof. We’ll confirm the price before you book.

Do you need a roof survey in Wavendon?

Some damage starts inside the loft space. A badly ventilated loft collects condensation, wetting timbers and insulation. It is often mistaken for a leak.

Look out for signs like these:

  • Ponding, splits or blisters on flat roofs
  • Slates or tiles that have slipped or broken
  • Crumbling chimney pointing or cracked flaunching
  • Flashings that have come away from the wall

If you own one of the older houses in the streets near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • Whether you get a written report with photos
  • What insurance they carry
  • How long the report takes to arrive

What a good roof survey covers

What we can’t see

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • The condition of the rest of the building (that is a RICS home survey)
  • What’s under the slates, tiles or felt
  • Asbestos testing of any kind

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and does not.

Roof types and parts we check

  • Ridges, hips and valleys
  • Natural slate
  • Flat roofs
  • Lead flashings
  • Clay and concrete tiles
  • The roof space
  • Chimney stacks

What a roof survey looks like in Wavendon

About 3.5 miles south-west lies Bletchley Park, a reminder of how long the area around Wavendon has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Shop and office owners around Central Milton Keynes Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.
