About our roof survey in Newport Pagnell

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. If you are worried about loose chimney pots and lifted, split or missing lead flashings, we can find out what’s behind it.

Most homes in a town like Newport Pagnell are houses, so the roof is typically the owner’s to look after. Small faults, like a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. The report sets out what needs attention, prioritised by urgency where relevant, whether you live in the house or let it. Photographs show you exactly what was seen, even on parts you can’t reach yourself.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

What we do, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for most homes, depending on how many separate roofs there are. A typical visit in Newport Pagnell begins with the street side of the roof and then moves round the building. The back garden is often where extensions, dormers and rear slopes are best seen, so unlocked gates help. The loft comes next, where there’s safe access.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Make a note of anything you’d like us to look at
  • If the roof is shared, arrange access with whoever manages the building

Advice

What we cannot see

It’s a careful look at the roof, not the whole story. The main limits are:

  • The condition of the rest of the building (that is a RICS home survey)
  • Asbestos testing of any kind
  • A structural engineer’s report

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

Local roofs in Newport Pagnell

With Linford Manor about 1.4 miles south-west, Newport Pagnell sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

For businesses in and around places such as Midsummer Place, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If yours is one of the older homes in the streets near Church of St Bede (Roman Catholic), the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Newport Pagnell questions

How do I find out if my home in Newport Pagnell is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Newport Pagnell in the area you cover?

Yes. We survey roofs across London and South East England, and Newport Pagnell is part of that. Just call 07833 053749 or use the contact form and tell us about the property, and we’ll talk through which survey suits.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Will the report say how many years my roof has left?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Tips that help

There’s plenty you can do without going near the roof. What helps most:

  • Let us know about past leaks
  • File the report with your home documents
  • Gather any paperwork for past roof work
  • Check the roof from the ground after storms

File the report with your other home documents. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.

What we are asked to look at in Newport Pagnell

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.

We are often asked to look at:

  • Ponding, splits or blisters on flat roofs
  • Condensation or damp timbers in the loft
  • Worn lead at chimneys and abutments
  • Valley linings that have cracked or split

If you own a rental within reach of Wolverton station, a roof report helps you deal with small faults before they turn into a call from a tenant.

  • Whether VAT is in the quoted price
  • How long the report takes to arrive
  • What happens after the report arrives

What a good roof survey covers

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What happens if roof problems are left?

A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right. A defect spotted early can be planned and budgeted for, while one found after water comes through usually has to be dealt with in a hurry.

To find out what your survey will cost, ring 07833 053749 or drop us an email and let us know about the roof. We’ll confirm the figure before booking.
