Roof surveys for homes and businesses in Bletchley and Fenny Stratford

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. If you are worried about blocked, sagging or leaking gutters and lifted, split or missing lead flashings, a survey will tell you what’s going on.

In a town like Bletchley and Fenny Stratford, most homes are houses whose owners look after their own roofs. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. A roof report gives you a list of what needs doing and how soon, whether you live in the house or let it. Photos show you exactly what was seen, even on parts you can’t reach yourself.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Faults hidden behind ceilings or boarding
  • Whether the roof structure meets design loads
  • Asbestos testing of any kind

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Natural slate
  • Chimney stacks
  • Clay and concrete tiles
  • The roof space
  • Ridges, hips and valleys
  • Flat roofs
  • Lead flashings

Do you need a roof survey in Bletchley and Fenny Stratford?

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, especially near trees.

Here are some of the things we see often:

  • Loose ridge or hip tiles
  • Loose chimney pots
  • Slipped, cracked or missing slates and tiles
  • Standing water on a flat roof

For an older house near a landmark such as Water Eaton Church Centre, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • What follow-up you get after the report
  • Whether VAT is in the quoted price
  • What exactly goes into their report

FAQs for Bletchley and Fenny Stratford

Does a conservation area affect roof work in Bletchley and Fenny Stratford?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you survey roofs for landlords with property near Bletchley station?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or email us and let us know about the building.

Can you inspect a terraced or semi-detached roof?

Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you get in touch and we will explain what’s needed.

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. In Bletchley and Fenny Stratford, parking is rarely complicated, though it is useful to know about driveways or restrictions. The inspection covers what can be seen safely from outside, from windows and from the loft space, and from the roof itself where it’s safe.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a report with photos and recommendations.

Before the survey

  • Let us know where we can park nearby
  • Have keys ready for side gates, garages or roof access doors
  • Show us where any leaks or stains appear

Advice

Roof by roof

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

Flat roof coverings

Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Why get it checked now?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry. Roof faults found early can be planned for, while one found after water comes through usually has to be dealt with in a hurry, in Bletchley and Fenny Stratford as anywhere.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
