Roof surveys for homes and businesses in Westcroft
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey flat roofs, the roof space and chimney stacks, and common reasons people get in touch are slates or tiles that have slipped or broken and leaking gutter joints and downpipes.
Houses in smaller places like Westcroft can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Westcroft homes and their roofs
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. The wider area around Westcroft has a long history of building, with Bletchley Park about 2.4 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you run a business near Central Milton Keynes Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. If you look after a building like Oxley Park Academy, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Milton Keynes Central station, the gap between tenancies is a good time to have the roof looked at.

What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Structural calculations (that’s a structural engineer’s job)
- Walls, floors and services below the roof
- What’s under the slates, tiles or felt
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What a survey covers and does not.
What we check
- Clay and concrete tiles
- Lead flashings
- Ridges, hips and valleys
- Flat roofs
- Chimney stacks
- Natural slate
- The roof space
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Your questions about roof surveys in Westcroft
Do you cover smaller places like Westcroft?
Yes, Westcroft is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
How do I find out if my home in Westcroft is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do I need to be at home?
Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you get in touch and we’ll plan the survey around it.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
What we look for on each type of roof
Chimney stacks
We look at the stack itself, and it isn’t a flue or gas safety check. We’ll tell you if the flue needs a specialist.
Flat roof coverings
A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.
Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Mention any flat roofs as well as the main roof
- Move stored items away from the loft hatch
- Take photos of any leaks as they happen
- Mention any damp patches when you book
Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.
Every so frequently, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

- What made you get in touch
- Any marks or damp showing indoors
Not sure which survey you need? The easiest way is to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
How the survey works
On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely. The survey typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Some parts of a survey depend on the weather, so a visit to Westcroft is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
