About roof surveys in MK4
We inspect everything that’s safely in view: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey clay and concrete tiles, the roof space and ridges, hips and valleys, and common reasons people get in touch are valley linings that have cracked or split and leaking gutter joints and downpipes.
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.

Roofs, chimneys and gutters across MK4
Owners across MK4, from Bletchley, Furzton and Westcroft to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.
We work right across London and the South East, from the Isle of Wight to Hertfordshire, and MK4 is well within that. We survey on any day of the week.
Westcroft: Anyone responsible for a site like Oxley Park Academy will know that large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to St Giles's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
What a survey does not cover
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- A full building survey of the property
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A promise that the roof won’t leak in future
Practical tips
Over many surveys, some simple habits stand out:
- Move stored items away from the loft hatch
- Look for debris in the garden after high winds
- Let us know about past leaks
- Mention any flat roofs as well as the main roof
Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
Should I look at the roof myself first?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
Prices for roof surveys in MK4
Several things affect the price of a survey:
- Basic, Standard or Premium
- House, block, shop or office
- How big the roof is
- The use of thermal imaging or a drone
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. We confirm the exact price before booking.
What to tell us when you get in touch
There’s no need for technical words. It’s enough to let us know:
- Where the property is, with the postcode
- Access details, like a loft hatch or a shared roof
- Any marks or damp showing indoors
- The reason for the survey, such as buying, a leak or storm damage
Getting a price is simple: just call 07833 053749 or email us, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
Different roofs, different checks
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles.
MK4: your questions answered
What if it rains on the day?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Can you look at a roof that is joined to next door?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
How quickly will I get the report?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
Can you inspect my roof with a drone?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
