About roof surveys in MK11
Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. You don’t need to do anything except give us access. Everything we see is photographed for the report. We survey ridges, hips and valleys, natural slate and the roof space, and the problems we’re asked to look at most are cracked or blistered flat roof coverings and valley linings that have cracked or split.
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours for most houses, with bigger or more complicated roofs taking longer.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
What you will pay
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Roof surveys across MK11: local notes
From Whitehouse to smaller places, people across MK11 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in MK11 are where it typically shows.
Whitehouse: Anyone responsible for a site like Whitehouse Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of the Holy Cross: old fixings, lead flashings and tall chimneys are typical of older roofs.
Different roofs, different checks
Clay plain and peg tiles
Older homes in the Weald and across the South East often have clay plain tiles. Rotten pegs and battens let tiles move.
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. That’s why we look at them closely.
Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Rented homes, blocks and businesses
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or drop us an email with the addresses.
Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Confirmation of asbestos in soffits or cement sheets
- Faults hidden behind ceilings or boarding
- The condition of the rest of the building (that is a RICS home survey)
Why act early?
A small roof defect usually gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right.
Before you book any surveyor
- Is there a chance to talk the report through?
- Whether the loft is part of the inspection
- Is VAT included in the price?
- How long the report takes to arrive
MK11 questions
How much is a survey?
Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
Can you check whether my roof contains asbestos?
No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you work in MK11?
Yes. Our area covers London and South East England, MK11 included.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
