How a roof survey works in MK8
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. We survey the roof space, lead flashings and clay and concrete tiles, and the problems we’re asked to look at most are loose chimney pots and worn lead at chimneys and abutments.
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there is safe access.
- We email a photo-illustrated written report and recommendations.

Landmarks near Whitehouse
Typical jobs here are in homes near Whitehouse Primary School, Watling Academy and Church of the Holy Cross. For rail, the closest station is Milton Keynes Central station, about 1.7 miles east. A little further out are Central Milton Keynes Shopping Centre (2.7 miles east) and Milton Keynes University Hospital (3.4 miles east). Not far away are Lodge Lake and Blue Lagoon Park.
Roofs, chimneys and gutters across MK8
MK8 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. MK8 is part of that mix.
Whitehouse: If you look after a shop, office or commercial unit, for instance near Central Milton Keynes Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. Take a building like Whitehouse Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Different roofs, different checks
Natural slate
Natural slate can last 100 years or more, but its nails frequently corrode first. Slipped, cracked and missing slates are all noted.
Flat roof coverings
Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks often start there.
When you need someone else
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- Confirmation of asbestos in soffits or cement sheets
- How the roof will behave in every kind of weather
- Defects hidden under coverings or inside walls without opening up
What a survey costs
Survey packages start from £150, inc. VAT. The price for your roof depends on:
- How many separate roofs there are, like extensions, dormers and garages
- Chimneys, valleys, parapets and other details
- Building height and the viewpoints available
- Whether it’s a home or a commercial building
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.
Helping us price your survey
When you call or email, these details help:
- Where the property is, with the postcode
- The kind of building and roof involved
- Any deadline, like an exchange date
- How the loft is reached, if there is one
We confirm the exact price before booking, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or email us.
What happens if roof problems are left?
Leaving it means relying on what you can see from the ground. That can lead to the wrong work being done, or miss the fault that matters. We tell you what’s really needed.
What to check before booking
- Whether the price includes VAT
- Will the report include photos?
- What the survey will not cover
- When you’ll get the report
Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Your questions about roof surveys in MK8
How many surveys have you done?
More than 5,000 surveys over 20+ years.
Will the report say how many years my roof has left?
We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
How long does the visit take?
Allow about 1–2 hours for most homes, depending on how many separate roofs there are. We will confirm what to expect when we arrange the visit.
Do you cover MK8?
Yes. We carry out roof surveys in MK8.
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We check the parts we are given access to.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
