How a roof survey works in MK77
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Typical surveys look at ridge tiles that have lifted or moved and blocked, sagging or leaking gutters, across ridges, hips and valleys, the roof space and flat roofs.
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two for most homes, depending on how many separate roofs there are.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.

Homes and roofs across MK77
Across MK77, from Whitehouse outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are typically where the work is.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In MK77, as elsewhere, exposed details are where damage shows first.
Whitehouse: With Linford Manor about 3.7 miles north-east, the area around Whitehouse has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. If you live in an older home near Church of the Holy Cross, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Common roof problems in MK77
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
Here are some of the things we see often:
- Leaking gutter joints and downpipes
- Flashings that have come away from the wall
- Ridge tiles that have lifted or moved
- Debris building up in roof valleys
What this survey can’t tell you
We only report what can be seen safely on the day, so some things are outside what a survey can do:
- Whether the roof structure meets design loads
- A promise that the roof won’t leak in future
- The condition of the rest of the building (that is a RICS home survey)
Why act early?
If you’re planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up.
What to check before booking
- What follow-up you get after the report
- Which limits apply to the survey
- Their drone registration, if they fly one
- Whether the inside of the roof is included
Roof by roof
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar.
Chimney stacks
We check the stack itself, and it is not a flue or gas safety check. We will tell you if the flue needs a specialist.
Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Your questions about roof surveys in MK77
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Do you work in MK77?
Yes. MK77 is part of the area we cover, and the service is the same as everywhere else we work.
How long does the visit take?
On site, it typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
Do you look in the loft space?
If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
How experienced are you?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Will you climb onto the roof?
Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.
