What a gutter survey looks like in Whitehouse

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Linford Manor about 3.7 miles north-east, Whitehouse sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Whitehouse Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as Church of the Holy Cross, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

How a gutter survey works in Whitehouse

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It is an easy job to put off but it rarely improves. If you’ve noticed joints that drip after rain and hoppers and outlets full of debris, a survey will tell you what’s going on, on downpipes, valley gutters and eaves gutters alike.

In a smaller place like Whitehouse, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Get the gutters cleaned out every year
  • Check the loft with care after heavy rain
  • Do not leave hidden gutters out of a clear-out
  • Watch for green marks down the brickwork

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It’s sent to you by email as soon as it is ready.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. Being in a smaller place like Whitehouse does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before the survey

  • Agree roof access with the managing agent if it is shared
  • Have any paperwork from past roof work to hand
  • Let us know about parking before the day

How the survey changes by roof type

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We look at what’s visible and note what isn’t.

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check the joints, brackets and falls.

Whitehouse questions

Is my home in Whitehouse listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you cover smaller places like Whitehouse?

Yes. Whitehouse is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you test soffits or gutters for asbestos?

No, that is a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so, based on what we can see.

What does a gutter survey cost?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or email us.

What affects the cost of gutter surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • The package you choose: Basic, Standard or Premium
  • How big the roof is
  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

These details help when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • When you need the report by
  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know

Photos help, if you have them. Pictures from ground level or a window are fine. To get started, phone 07833 053749 or drop us an email.

What we are asked to look at in Whitehouse

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

People normally book a survey after spotting one of these:

  • Fascia boards damaged by overflowing water
  • Brackets that have dropped or snapped
  • Dripping or leaking gutter joints
  • Leaves and moss blocking gutters

If you look after a shop, office or commercial unit, for example near Central Milton Keynes Shopping Centre, a roof report helps plan work around trading rather than after a leak.

Questions to ask before booking

  • Will they check the loft as well as the outside?
  • Are they insured for the work?
  • What happens after the report arrives
  • How long the report takes to arrive
