Your questions about gutter surveys in Old Wolverton
Do you cover smaller places like Old Wolverton?
Yes. Old Wolverton is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do you survey roofs for landlords with property near Wolverton station?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Does the season matter for a gutter survey?
Any time of year works. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.
How long does a gutter survey take?
A visit usually takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. We will give you an idea as you book.
Will I get photos?
Yes, plenty. Pictures sit next to the findings they show.
Will you check the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
Will you go up on the roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
How a gutter survey works in Old Wolverton
Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. If you’ve noticed valley or box gutters that overflow inside and soffits marked by water, a survey will tell you what’s going on, on eaves gutters, parapet and box gutters and outlets and hoppers alike.
Around Old Wolverton, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Why get it checked now?
Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers whatever is safely visible and records it with photos. On a bungalow or cottage around Old Wolverton, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

The survey, step by step
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. If you have questions on the day, just ask. With a bit of garden around a house, as there frequently is around Old Wolverton, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before we arrive
- Leave a clear route to the loft
- Dig out any old roof reports or invoices
- Agree roof access with the managing agent if it’s shared

Common roof problems in Old Wolverton
Plenty of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and lets weeds take root.
Things that often lead to a survey include:
- Cracked or loose downpipes
- Valley or box gutters that overflow inside
- Leaves and moss blocking gutters
- Hoppers and outlets full of debris
Landlords with a home close to Wolverton station may find that the gap between tenancies is a good time to have the roof looked at.
Before you book any roof surveyor
- How long they’ve been surveying roofs
- Which parts of the roof they’ll actually see
- Their report turnaround times
- What the report includes, and whether it has photos
What a gutter survey does not cover
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- Gutters out of sight from every safe viewpoint
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Pipes below ground level
If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. What a survey covers and does not.

Checking the roof from the ground
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What we look for on each type of roof
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.
Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run so outlets get close attention.
Gutter surveys in Old Wolverton: local notes
Linford Manor, about 2.9 miles east, is one of the historic houses in the wider area around Old Wolverton. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you look after a building such as Wyvern School, large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church such as Holy Trinity Church are frequently among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
