Gutter surveys for homes and businesses in Furzton

Gutters are normally fixed to fascia boards, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. Typical surveys look at overflowing valley or parapet gutters and gutters that have fallen out of line, across downpipes, eaves gutters and parapet and box gutters.

Around Furzton, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we’re asked to look at in Furzton

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather so their joints can start to leak. On cast iron, joints can rust and open up where the paint has failed.

People normally book a survey after spotting one of these:

  • Overflowing eaves gutters
  • Overflowing valley or parapet gutters
  • Dripping or leaking gutter joints
  • Brackets that have dropped or snapped

If you look after a building such as Barleyhurst Park Primary, large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • Are they insured for the work?
  • Their track record with similar roofs
  • Whether you get a written report with photos
  • Which limits apply to the survey

What to expect from a roof survey

When you need someone else

It helps to know what a survey will not do before you book:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Blockages deep inside downpipes
  • Rot or damp concealed behind fascias or inside walls

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey. The full list of what we check.

What this survey covers

  • Valley gutters
  • Downpipes
  • Fascias and soffits
  • Parapet and box gutters
  • Outlets and hoppers
  • Eaves gutters

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What happens if roof problems are left?

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Homes in smaller places like Furzton can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Take a look at what a roof survey costs and what we found on two real jobs.

What happens on the day

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Furzton, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Before we arrive

  • Point out any leaks or damp patches
  • If it isn’t your property yet, arrange access through the agent
  • Gather any invoices or paperwork from past roof work

Advice

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which can make access easier.

Local roofs in Furzton

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Bletchley Park about 1.1 miles south-east, Furzton sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you run a business near Central Milton Keynes Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you let a flat or house near Bletchley station, a dated record of the roof is useful when planning maintenance across a let.

Your questions about gutter surveys in Furzton

Is Furzton within the area you cover?

Yes. Furzton is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in Furzton?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Will the survey check for asbestos?

No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Do you climb onto every roof?

Only where it is safe to do so. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

Does the report include photographs?

Yes. The report includes photos of what we found, so you can see each point for yourself.
