Milton Keynes homes and their roofs
Milton Keynes was built as one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life. Historic houses such as Linford Manor, about 2.5 miles north, show how far back building in the area around Milton Keynes goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark like Church of Christ the Cornerstone, old fixings, lead flashings and tall chimneys are typical of older roofs. For businesses in and around places such as Central Milton Keynes Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For landlords with property near Milton Keynes Central station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Gutter survey in Milton Keynes: what you get
Eaves gutters at the front of a building are easy to spot, but many are not. Valley, parapet, box and secret gutters can overflow inside the building when they block. We look at them as far as they can safely be seen, from the ground, from windows, from the roof space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. If you are worried about choked outlets or hopper heads and leaking or loose downpipes, a survey will tell you what’s going on, on fascias and soffits, valley gutters and eaves gutters alike.
Trees in streets, gardens and parks drop leaves into gutters across places like Milton Keynes, and once a gutter blocks, water spills down the wall. Valley and parapet gutters can overflow inside the building. It is one reason a roof is worth looking at as a whole, not just the obvious problem. Gutters, outlets and downpipes are worth checking once the leaves have fallen.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

Milton Keynes questions
Should a flat-roofed garage or porch in Milton Keynes be checked too?
Yes, if you’d like it included, mention it as you book. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.
Does a conservation area affect roof work in Milton Keynes?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
Is it a structural engineer’s report?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
Do you use drones?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
What do I do with the report?
You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
How quickly is the report sent?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
What a gutter survey does not cover
Some things cannot be seen without opening up the roof, so a survey has limits:
- Pipes below ground level
- Asbestos testing of old gutters, downpipes or soffits
- What’s hidden inside a downpipe
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.
What we look at
- Fascias and soffits
- Parapet and box gutters
- Valley gutters
- Downpipes
- Outlets and hoppers
- Eaves gutters
How the survey works
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Jobs in Milton Keynes might be a terraced house one day and a block of flats the next. Let us know the type of building and who can let us in, and the visit is planned around that.
- First, you tell us what you’ve seen, like overflows or damp.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- We look in the roof space, where there is safe access, for signs of water getting in.
- You get a written report with photos and recommendations.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- Tell us about any leaks, stains or damp patches you know of
- Keep pets out of the way during the survey
Booking a survey
Most bookings start with a short call: phone 07833 053749 or send us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
What you can safely check yourself
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
Why it’s worth a survey now in Milton Keynes
It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. A gutter survey helps rule the rainwater system in or out. In a place with as many rented homes as Milton Keynes, small roof faults often turn into tenant complaints. Finding it early, between tenancies if possible, is simpler than dealing with it mid-let.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Useful tips for Milton Keynes property owners
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Look for new stains on ceilings below valleys after rain
- Look for downpipes coming loose
- Ask for valleys and parapet gutters to be cleared too
- Leave gutter checks at height to someone equipped for it
Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.
Deal with drips, sags and loose downpipes early. Left alone, they usually grow, and the water they spill can damage walls and timber.
