When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A fixed date for when the roof will need replacing
  • Asbestos testing, which needs a specialist asbestos surveyor
  • The condition of the deck or insulation hidden under the covering

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Flat roof survey in Milton Keynes: what you get

Water through a flat roof does not always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. Common reasons to book are pools of water lying on the roof and upstands pulling away from walls, across single-ply membranes, GRP fibreglass and mastic asphalt.

Business premises in a place the size of Milton Keynes frequently sit under big flat or low-pitched roofs. On a large roof, a leak can be hard to trace by eye. Where the build-up allows, electronic leak detection can help pinpoint holes in the membrane. Membranes typically fail at outlets, upstands and laps, so those get a close look.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How it works

We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. In Milton Keynes, we survey everything from flats and houses to commercial buildings. Access is the part that changes most from one building to the next, so it’s agreed before the day. Weekday and weekend visits are both available.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We look at the roof from wherever it can be seen safely.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Before the survey

  • Unlock side gates and any roof access doors
  • Have any questions written down, so nothing gets missed
  • For flats, make sure roof access has been agreed

What a flat roof survey looks like in Milton Keynes

Historic houses such as Linford Manor, about 2.5 miles north, show how far back building in the area around Milton Keynes goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For an older house near a landmark such as Church of Christ the Cornerstone, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For site and facilities teams at buildings such as Summerfield School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

When to book a survey in Milton Keynes

Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People usually call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

Most people get in touch after spotting one of these:

  • Outlets choked with leaves and silt
  • Raised blisters across the surface
  • Water getting in at rooflights
  • Standing water left after rain

For businesses in and around places like Central Milton Keynes Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

What a good roof survey covers

Milton Keynes: your questions answered

How do I find out if my home in Milton Keynes is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Should a flat-roofed garage or porch in Milton Keynes be checked too?

Frequently, yes, so mention it when you book. Many homes in new towns like Milton Keynes have flat-roofed garages and porches, and felt roofs often last around 15–20 years.

How long does the survey take?

It normally takes between one and two hours for a house; commercial roofs usually need 3–4 hours. The written report follows by email, on the timescale of your package.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

What we look for on each type of roof

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
