How a flat roof survey works in Bletchley
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. We do not walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. We survey mastic asphalt, GRP fibreglass and upstands and outlets, and the problems we are asked to look at most are gaps at upstands and abutments and outlets that hold water back.
Shops, surgeries, schools and small business units in towns like Bletchley frequently have flat roofs. Out of sight, they tend to be forgotten until a leak appears, and by then the insulation underneath may be wet. A survey, or electronic testing where the membrane suits it, shows what’s going on. Tell us who manages the building so access to the roof can be arranged.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

How the survey works
On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Most visits in a town like Bletchley start at the front of the house and work round to the back. The back garden is often where extensions, dormers and rear slopes are best seen. The loft comes next, where there’s safe access.
- You let us know about the roof, its covering if you know it, and any leaks.
- We look at the roof from wherever it can be seen safely.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Where there is safe access, we look at the ceilings and spaces below for signs of water.
- The findings are written up with photographs and recommendations and emailed to you.

Advice
Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Watch the ceilings below the flat roof for stains
- File the paperwork for the roof and any repairs
- Look for standing water a day after rain
- Book a survey every few years
Once we have been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
Different roofs, different checks
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
Honest limits
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- A structural engineer’s assessment of the deck
- Hidden layers beneath the covering
- A fixed date for when the roof will need replacing
If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before booking. The full list of what we check.

Flat roof surveys around Bletchley
The wider area around Bletchley has a long history of building, with Bletchley Park about 0.3 miles north. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
If you let a flat or house near Bletchley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you run a business near Central Milton Keynes Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. If you look after a building such as Holne Chase Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Landlords, agents and block managers in Bletchley
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Let us know about it as you book and we will plan the survey around it.
Should I look at the roof myself first?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Common questions in Bletchley
How should I get ready for a visit in Bletchley?
Very little. Keep pets out of the way, leave side gates unlocked and have any old roof paperwork handy, and the visit in Bletchley can get straight on.
Is Bletchley in the area you cover?
Yes. Our area covers London and South East England, and Bletchley is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.
Do you check flat roofs for asbestos?
Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely.
How do I book a survey in Bletchley?
It’s easiest to phone 07833 053749 or send us an email. Give us the address and some details about the roof. We survey on any day of the week.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
