Thermal imaging roof survey in Milton Keynes
Thermal roof surveys around Milton Keynes, with a written report you can act on. Weekday and weekend visits available.
- Moisture around outlets and upstands
- Water that travels before it shows
- Damp patches with no obvious cause
What you can safely check yourself
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
How a thermal roof survey works in Milton Keynes
On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. It helps us see how far water may have spread under the covering, something you can’t normally tell from the surface. Moisture readings are then used to check what the camera suggests. If you’re worried about wet insulation beneath the membrane and cold areas below the roof, a survey will tell you what’s going on.
In a place like Milton Keynes, offices, shops, schools and blocks of flats frequently have big flat roofs. On a large flat roof, trapped moisture under the covering can spread a long way from the leak. Aerial photos show the whole roof at once, and anything a thermal image suggests is checked with moisture readings. Blocks, offices and schools frequently have plant and rooflights that make a roof harder to walk safely.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

What we do, step by step
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. For a property in Milton Keynes, it helps to know where we can park, and for flats, mention stairs, lifts and shared entrances. On the day, we check the roof from the ground, from windows and vantage points, from the loft where there is safe access and from the roof where it is safe, with the drone where it applies.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Before we arrive
- If you’re buying, let the agent know when we’re coming
- Tell us about any leaks, stains or damp patches you know of
- Move anything stored under the loft hatch

Common questions in Milton Keynes
What do I need to do before a survey in Milton Keynes?
Mostly, it’s about access: the loft hatch, any locked gates and where to park in Milton Keynes. It also helps to know about any leaks or earlier repairs.
Is Milton Keynes in the area you cover?
Yes, Milton Keynes is one of the places we work. The survey and report are the same in Milton Keynes as anywhere else, and visits run on weekdays and weekends.
Can a thermal camera see water?
The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.
What’s in the survey report?
Written findings with photos, explaining the condition of the roof, any defects and our recommendations, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Will you go up on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
How do I book a survey in Milton Keynes?
The quickest way is to ring 07833 053749 or email us. Give us the address and a few details about the roof, and we’ll suggest the right survey. We survey on any day of the week.
Different roofs, different checks
GRP fibreglass roofs
Water under a GRP roof can reach the timber deck. The camera can help show where to look.
Felt and asphalt flat roofs
Built-up felt and asphalt roofs can hide trapped water for a long time. The camera can give clues to where it’s sitting, when the conditions allow.

Drones, thermal imaging and Milton Keynes roofs
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Anyone responsible for a site like Summerfield School will know that a drone or thermal camera can show a large roof in a single visit. With Linford Manor about 2.5 miles north, the area around Milton Keynes has a long history. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

What we’re asked to look at in Milton Keynes
After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.
These are some of the problems a survey can pick up:
- Water getting in at parapets and stacks
- Areas losing heat at the eaves and junctions
- Damp around roof outlets and upstands
- Damp that repairs haven’t cured
If you look after a shop, office or commercial unit, for instance near Central Milton Keynes Shopping Centre, big, flat commercial roofs are where photos from the air and thermal images help most.
