Thermal imaging roof survey in Middleton, Milton Keynes

Thermal roof surveys for homes and businesses in Middleton. We’ve completed more than 5,000 surveys across London and the South East.

  • Heat escaping through the roof
  • Water that travels before it shows
  • Thin or uneven insulation in the roof

Independent thermal roof surveys in Middleton

What happens if roof problems are left?

A poorly insulated roof loses heat year after year. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. Arranging work in a smaller place like Middleton is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Thermal roof survey in Middleton: what you get

A thermal camera can help when the cause of damp is not obvious. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. If you’ve noticed water that travels before it shows and ceilings that feel colder in places, we can find out what’s behind it.

Older cottages and houses around Middleton may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Anything that looks like moisture is checked with a meter. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Middleton questions

Is Middleton in the area you cover?

Yes, Middleton is one of the places we work. Every survey there gets the same written report with photographs.

Does a conservation area affect roof work in Middleton?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Is thermal imaging good for finding leaks?

It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings because the camera can’t confirm water on its own.

Can you do a thermal survey in any weather?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we talk through the forecast as you book.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you use a thermal camera on a sloping roof?

It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it’s safe.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What a thermal roof survey looks like in Middleton

Linford Manor, about 3.1 miles north-west, is one of the historic houses in the wider area around Middleton. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If you run a business near Central Milton Keynes Shopping Centre, thermal images can show trapped moisture across a wide commercial roof. For an older house near a landmark such as Church of All Saints, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps. For site and facilities teams at buildings such as Middleton Primary School, a view from above covers a wide roof far faster than walking it.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether the deck or roof structure is strong enough
  • Readings unaffected by sun, shade or reflections
  • What’s inside walls or under coverings, without opening up

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Loft conversions
  • Pitched roof slopes
  • Flat roofs
  • Commercial roofs
  • Insulated roof spaces
  • Ceilings below the roof

What affects the cost of thermal roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Extensions, dormers and garages with roofs of their own
  • Which survey package you book
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • What’s prompted the survey
  • Any marks or damp showing indoors
  • Pictures of the roof from a safe spot, if you have them
  • The style of property, from a terrace to a block

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or drop us an email with the address and the days you’d prefer.

The survey, step by step

We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey normally takes about one to two hours at a typical home, and about three to four hours for a commercial roof. With a bit of garden around a house, as there often is around Middleton, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Keep pets out of the way during the survey
  • Make a note of anything you’d like us to look at
  • Clear the way to the loft hatch
