How a chimney survey works in Middleton
If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. Typical surveys look at damp patches on chimney breasts and mortar washing out of the joints, on chimney breasts, shared and party-wall stacks and lead flashings.
Houses in smaller places like Middleton can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Roofs, chimneys and gutters in Middleton
With Linford Manor about 3.1 miles north-west, Middleton sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you look after a building like Middleton Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church such as Church of All Saints are frequently among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a shop, office or commercial unit, for example near Central Milton Keynes Shopping Centre, a roof report helps plan work around trading rather than after a leak.
Middleton is about 3 miles east of Milton Keynes, in Milton Keynes. Surveys in Middleton work the same way as everywhere we cover: a careful inspection, photographs and a written report. We cover towns and villages across Milton Keynes, large and small.
Surveys in MK10, MK15 and MK7 work the same way as everywhere else we cover. If you need a chimney survey at a property on Capek Road, Altair Road and Willen Road or a nearby road, we can survey it. Roof by roof
Rendered stacks
Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.
Brick stacks
Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.
Tips from our surveys
Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:
- Ask for ventilated caps on redundant stacks
- Check your stacks from ground level after strong winds
- Keep the report to compare against at the next survey
- Photograph damp patches with the date
Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.
Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.
How the survey works
The aim of the visit is simple: to see as much of the chimney stack as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes about one to two hours for a house, though large, tall or awkward roofs take more time. Some parts of a survey depend on the weather, so a visit to Middleton is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- You let us know whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.

Advice
What affects the cost of chimney surveys
Prices always include VAT. The things that change the price are:
- How complicated the roof is, with its valleys, chimneys and parapets
- The size of the roof
- How tall the building is and how easy the roof is to see
- Whether thermal imaging or a drone is needed
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
Booking your survey
Before you get in touch, it helps to have:
- Any stains, drips or damp patches you’ve seen indoors
- Whether there is a loft hatch, a shared roof or tricky access
- Any photos you have, taken from the ground or a window
- The reason for the survey, such as buying, a leak or storm damage
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or use the contact form with the address and the days you’d prefer.

What else we do in Middleton
Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
Middleton questions
Will you come out to Middleton?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Can a landlord with a rental near Bow Brickhill station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Does the weather affect the survey?
It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Should a redundant chimney be removed?
It depends on its condition and your plans. We record how the stack is doing and whether it’s capped with ventilation. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.
Will you fly a drone over my roof?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
What this survey can’t tell you
A survey is a proper look at the chimney stack, but it cannot do everything. Its limits include:
- Hidden damage within the stack
- A structural engineer’s assessment
- Whether the flue is safe to use
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.
