About our chimney survey in Walton Hall

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there’s safe access. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. If you are worried about signs that a stack is leaning and lifted or split lead flashings, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Walton Hall are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Check that disused chimneys can still breathe
  • Never climb onto the roof to look at a chimney
  • Ask about consent before removing a chimney on an older property
  • Photograph damp patches with the date

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

What we do, step by step

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours at a house, as part of a look at the roof around the stack. Somewhere as small as Walton Hall, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Make sure we can get to the back of the property
  • Move anything stored under the loft hatch

Advice

Walton Hall homes and their roofs

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Bletchley Park, about 2.3 miles south-west, is one of the historic houses in the wider area around Walton Hall. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

The streets around a church such as Church of St Thomas are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Shop and office owners around Central Milton Keynes Shopping Centre may find that a roof report helps plan work around trading rather than after a leak.

Walton Hall is about 1 mile south of Middleton, in Milton Keynes. In Walton Hall, as across Milton Keynes, every roof gets the same careful survey. Our area takes in places right across Milton Keynes.

Landlords, agents and block managers in Walton Hall

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.

Your questions about chimney surveys in Walton Hall

Does a conservation area affect roof work in Walton Hall?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is Walton Hall within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

What do you check on a chimney?

The whole stack, as far as it can safely be seen: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

How much does a chimney survey cost in Walton Hall?

Prices start from £150, including VAT. You will know the price for your survey before booking. For a price, phone 07833 053749 or use the contact form.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. Our Premium Survey includes a drone inspection where applicable. If part of a stack cannot be seen, the report says so.

Why is my chimney breast damp?

Normally it is water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping and records the likely cause.

Common roof problems in Walton Hall

Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

Things that frequently lead to a survey include:

  • Damp on a chimney breast inside
  • A chimney out of line
  • Bricks with flaking faces
  • Flaunching that has broken away

For site and facilities teams at buildings such as Kents Hill School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before booking

  • Which limits apply to the survey
  • Whether the roof space is looked at, where there is one
  • What exactly goes into their report
  • Their drone registration, if they fly one

What to expect from a roof survey

What affects the cost of chimney surveys

A few things affect what a survey costs:

  • Height and safe access
  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether you choose the Basic, Standard or Premium Survey

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you need to know.

What to let us know when you get in touch

Some details help us point you to the right survey and price. When you get in touch, it is useful to mention:

  • The reason for the survey, such as buying, a leak or storm damage
  • What kind of property and roof it is
  • Photos of the roof, taken safely from ground level or a window
  • Where the property is, with the postcode

If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, call 07833 053749 or use the contact form.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
