Chimney survey in Simpson

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and what we recommend. We survey chimney pots and cowls, chimney breasts and flaunching, and people most often book us about eroded joints in the brickwork and flashings pulling away from the stack.

Somewhere as small as Simpson, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Simpson questions

Do you cover smaller places like Simpson?

We do. A small place gets exactly the same survey as a big one.

Do you survey roofs for landlords with property near Bow Brickhill station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details.

Can you survey in bad weather?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Do you inspect the flue?

No. It is not a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.

Is a leaning chimney dangerous?

Have it checked rather than leaving it. Leaning often comes from mortar breaking down unevenly. We record its condition with photographs, and a structural engineer can assess whether it needs work.

What we can’t see

Before you book, it’s worth knowing what a survey won’t do:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What our survey covers.

Roof types and parts we check

  • Chimney breasts
  • Lead flashings
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney pots and cowls
  • Flaunching

What a survey costs

To price your survey, we check:

  • The shape of the roof and its details
  • The size of the roof
  • Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Helping us price your survey

When you call or email, these details help:

  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one
  • Dates you are working to, such as exchange
  • Why you want a survey: buying, a leak, a storm or new work

We survey roofs on weekdays and at weekends. To find a date that works for you, call 07833 053749 or drop us an email.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

How the survey works

Every roof is different, but as a rough guide the survey takes an hour or two at most homes; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. In a hamlet or village like Simpson, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Make sure the loft hatch can be reached
  • Point out any leaks or damp patches

Related advice

What happens if roof problems are left?

Damp in a chimney breast normally gets worse while the cause is left. It can stain walls and damage plaster. Finding the cause means the right work can be planned. Where a roof is exposed, as many are in small places like Simpson, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Simpson homes and their roofs

Historic houses such as Bletchley Park, about 1.7 miles south-west, show how far back building in the area around Simpson goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Shop and office owners around Central Milton Keynes Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. For landlords with property near Bow Brickhill station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Charles Warren Academy: a written record of a large roof helps plan work for the holidays rather than in term time.

What we look for on each type of roof

Lead flashings

Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.

Rendered stacks

A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.
