Pre-purchase roof survey in Simpson: what you get
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a proper look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it is safe to get in. The findings come in a written report with photos. We survey gutters and downpipes, flat-roofed extensions and dormers and natural slate, and common reasons people get in touch are flashings that have lifted or split and patch repairs that may hide an ongoing problem.
Older buildings in small places like Simpson may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What this survey cannot tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- Defects hidden under coverings or inside walls without opening up
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Structural calculations (that’s a structural engineer’s job)
If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

Simpson questions
Is Simpson in the area you cover?
We do. The survey and report are the same in Simpson as anywhere else, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Simpson?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Do you need to go inside the property?
Where possible, yes. We look in the roof space where there’s safe access, and views from upper windows help too. Access is typically arranged through the agent or seller.
Do you go up on the roof?
When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Checking the roof from the ground
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Roof by roof
Clay and concrete tiles
Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip.
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.
Pre-purchase roof surveys in Simpson: local notes
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

How it works
When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely. The survey normally takes between one and two hours at most homes, and longer for a large or complex roof. Somewhere like Simpson needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

Advice
What we’re asked to look at in Simpson
Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses and easy to miss from ground level.
Typical things we’re asked to look at include:
- Cracked flaunching or crumbling chimney pointing
- Blocked or leaking gutters
- Blistered or split felt on a flat roof
- Slates or tiles that have slipped or gone
If you live in an older home near Church of St Thomas, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Leave it or get it looked at?
The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, and it will not look closely at the roof. Our survey is done for you. Around Simpson, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
