Pre-purchase roof surveys for homes and businesses in Walton

A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. The two sit side by side if you want the fullest picture. If you’ve noticed quick fixes on flashings and valleys and gutters that overflow or drip at the joints, a survey will tell you what’s going on, on the roof space, chimney stacks and natural slate alike.

Bungalows, chalet bungalows and older cottages are common in smaller places like Walton, many of them extended or given dormers over the years. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you’re buying in Walton or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

DIY checks: what’s safe

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

Pre-purchase roof surveys in Walton: local notes

Bletchley Park, about 2.2 miles south-west, is one of the historic houses in the wider area around Walton. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark such as Church of St Thomas, the roof may have had decades of patch repairs, and the survey shows where they are.

Why act early in Walton

A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now. Around Walton, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Questions from Walton

Do you carry out roof surveys in Walton?

Yes, Walton is one of the places we work. The survey and report are the same in Walton as anywhere else.

Will you come out to Walton?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Is your roof survey a RICS survey?

No. It’s a dedicated roof survey, with a written report and photographs. It is not a RICS survey and doesn’t cover the rest of the house.

How long does the survey visit take?

On site, it usually takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.

Should I get a roof survey as well as a RICS home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it when you book and we will explain what’s needed.

Common roof problems in Walton

Viewings rarely include a proper look at the roof. You see the rooms, not the slates. New paint on a ceiling can hide old water stains, so a closer look is worth having before you commit.

Most people get in touch when they’ve noticed something like this:

  • Loose pots and cracked flaunching
  • Flashings that have lifted or split
  • Ponding, blisters or splits on a flat roof
  • Signs of past leaks inside the loft

If you own a rental within reach of Bow Brickhill station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What to check before booking

  • Whether the loft space is looked at, where there is one
  • What follow-up you get after the report
  • Their drone registration, if they fly one
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What to expect from a roof survey

What we cannot see

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Asbestos testing of any kind
  • A structural engineer’s report
  • What’s under the slates, tiles or felt

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Clay and concrete tiles
  • Gutters and downpipes
  • Lead flashings and valleys
  • The roof space
  • Natural slate
  • Chimney stacks
  • Flat-roofed extensions and dormers

Different roofs, different checks

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack.

Flat roofs

Many homes have a flat roof somewhere, often over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.

What happens on the day

Once we’ve finished looking, we write up our findings in a report with photos. As for time on site, it usually takes about one to two hours for most houses, though large, tall or awkward roofs take more time. A visit to Walton is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We agree a time and how we will get in, including the loft.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before the survey

  • Mention any parking restrictions on your street
  • Unlock side gates and any roof access doors
  • For flats, check roof access has been agreed
