Tips from our surveys

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Use a Gas Safe registered engineer for gas appliances
  • Ask for ventilated caps on redundant stacks
  • Check your stacks from ground level after strong winds
  • Remove aerials or dishes from the stack if they’re no longer needed

After the visit, we write up the report with photos of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Look at your chimneys from ground level now and then, especially after strong winds. With binoculars, you can frequently see cracked flaunching or lifted lead.

Chimney survey in Willen: what you get

Redundant chimneys are common, particularly where fires have been replaced by central heating. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. We survey chimney pots and cowls, brick chimney stacks and chimney breasts, and people most often book us about gaps where the stack meets the roof and a stack that appears to lean.

Somewhere as small as Willen, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What happens on the day

The visit has one job: to see as much of the chimney stack as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes about 1–2 hours at a house, as part of a look at the roof around the stack. Older rural homes like those around Willen can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. You get a report with photographs and our recommendations.

Preparing for the visit

Checking the roof from ground level

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Roof by roof

Chimney breasts and the loft

Where a breast has been taken out, we check what supports the stack. Confirming the support is a job for a structural engineer.

Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.

Willen homes and their roofs

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Linford Manor, about 1.8 miles west, is one of the historic houses in the wider area around Willen. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

The streets around a church such as Church of St Mary Magdalene are frequently among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Shop and office owners around Midsummer Place may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Landlords with a home close to Milton Keynes Central station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • Whether a gas appliance or its flue is safe
  • Hidden damage within the stack

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey. What a survey covers and does not.

Why it’s worth a survey now in Willen

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. Older cottages and farmhouses around Willen can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Common questions in Willen

I let a flat near Milton Keynes Central station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or use the contact form with the address and a few details.

Does a conservation area affect roof work in Willen?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can you find out why my chimney breast is damp?

It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. Our survey checks each of these and records the likely cause.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you look in the roof space?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

What do you check on a chimney?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. Everything is written up with photographs.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
