Thermal imaging roof survey in Bradwell, Milton Keynes
Thermal roof surveys in Bradwell and the rest of Milton Keynes. We survey seven days a week.
- Wet areas near outlets and upstands
- Wet insulation beneath the membrane
- Stains that keep coming back
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Reliable images in rain, strong wind or on a wet roof surface
- Proving moisture from the images alone
- What’s inside walls or under coverings, without opening up
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

Thermal roof survey in Bradwell: what you get
On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you cannot typically tell from the surface. Moisture readings are then used to check what the camera suggests. If you’ve noticed stains that keep coming back and leaks far from where the stain appears, we can find out what’s behind it, on flat roofs, ceilings below the roof and loft conversions alike.
Even in a smaller place like Bradwell, there may be airfields or restrictions nearby, so every drone flight starts with a check of the Drone Safety Map. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Airspace, weather and Bradwell roofs
Linford Manor, about 2 miles north-east, is one of the historic houses in the wider area around Bradwell. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.
For businesses in and around places like Midsummer Place, thermal images can show trapped moisture across a wide commercial roof. The streets around a church like Church of St Lawrence are often among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. If you look after a building such as Bradwell Village School, thermal images can show where wet insulation sits under a big flat roof.

Tips that help
A few practical points come up again and again on our surveys. They apply to most roofs:
- Clear leaves from outlets and gutters each autumn
- Take photos of stains as they appear, so we can compare
- Leave the roof to people with safe access
- File the images with your roof records
The report explains the conditions on the day and how they affected the images. It helps you judge how firm each finding is.
Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.
Bradwell questions
Is Bradwell in the area you cover?
Yes, Bradwell is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.
How do I find out if my home in Bradwell is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
How much does a thermal roof survey cost?
It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
Can thermal imaging show missing insulation?
Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.
What conditions are best for thermal imaging?
Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.
Does thermal imaging detect leaks directly?
Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
What we do, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for a house, though large, tall or awkward roofs take more time. In a smaller place like Bradwell, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.

Advice
What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
