About our roof leak investigation in Bradwell

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. Each one is looked at from wherever it is safe to see it. If you’ve noticed wet patches on loft insulation and ceiling stains that grow after rain, a survey will tell you what’s going on, whatever the roof.

Around Bradwell, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp on a chimney breast is not always rain from above, which is why it is worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Honest limits

In fairness, there are limits to any roof survey:

  • Whether rotten timbers meet design loads
  • Faults hidden behind ceilings or boarding
  • Plumbing leaks that look like roof leaks

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

What we look at

  • Valleys and parapet gutters
  • Rooflights and dormers
  • Lead flashings
  • Slate and tile slopes
  • Flat roof details
  • Chimney stacks
  • The roof space

Your questions about roof leak investigations in Bradwell

Do you cover smaller places like Bradwell?

We do. Villages and rural addresses get the same survey as a town house.

Should a flat-roofed garage or porch in Bradwell be checked too?

Yes, if you’d like it included, mention it when you book. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

How much does a roof leak investigation cost in Bradwell?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Do you look in the loft space?

If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Can you always find the source?

We can’t promise it. Water can travel a long way, and some leaks only show in particular storms. Where the source is not certain, we list the likely routes in order.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Is it a leak or condensation?

It is a common question. A leak normally shows in one area and follows rain, while condensation is often spread out and worse in cold weather. We tell you which it is most likely to be.

What affects the cost of roof leak investigations

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The height of the building and how the roof can safely be seen
  • Chimneys, valleys, parapets and other details
  • Which survey package you book
  • Commercial roofs and larger buildings

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What we need to know

What helps most when you contact us:

  • The style of property, from a terrace to a block
  • The address and postcode of the property
  • Where water is showing inside, if it is
  • Pictures of the roof from a safe spot, if you have them

Roof leak investigations around Bradwell

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Bradwell is part of Milton Keynes, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low pitches let wind-driven rain reach further under the tiles, and flat-roofed garages and porches are common leak points.

Living close to South Loughton Valley park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you run a business near Midsummer Place, a leak can close part of a shop or office, so finding the cause quickly matters. Take a building like Bradwell Village School: a leak through a large roof is often found some distance from where the water shows inside.

Bradwell is about 1 mile north-west of Milton Keynes, in Milton Keynes. Whether the building in Bradwell is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Our area takes in places right across Milton Keynes, large and small.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Parking around Bradwell is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Advice

Different roofs, different checks

Lead flashings

A leak at a flashing often shows some way from the joint. We check every flashing that could feed the stain.

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
