About roof surveys in MK5

Our roof surveys cover MK5 and the wider South East. Visits run on weekdays, Saturdays and Sundays. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or email us. We survey the roof space, ridges, hips and valleys and flat roofs, and the problems we are asked to look at most are cracked mortar along the ridge and worn or blocked valleys.

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours at most homes, and more on a big or complicated roof.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Roof surveys across MK5: local notes

Across MK5, we survey roofs for owners, landlords and agents, from Westcroft, Shenley Church End and Loughton to the quieter places in between. Every report comes with photographs and written recommendations.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, MK5 included. Visits run on weekdays and at weekends.

Shenley Church End: For an older house near a landmark like St. Mary's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Milton Keynes Central station, a dated record of the roof is useful when planning maintenance across a let.

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • An exact number of years the roof has left
  • Asbestos testing of any kind
  • A structural engineer’s report

What happens if roof problems are left?

Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot.

Questions to ask before you book

  • Which viewpoints they use to see the roof
  • Is there a chance to talk the report through?
  • Is VAT included in the price?
  • What experience they bring

Signs you need a roof survey

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.

Typical things we are asked to look at include:

  • Ridge tiles that have lifted or moved
  • Gutters that overflow in heavy rain
  • Slipped, cracked or missing slates and tiles
  • Torn or sagging underlay

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Mention any damp patches as you book
  • Have details of recent roof work to hand
  • Stay off ladders and the roof
  • Keep a record of damp patches and dates

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

For landlords and managing agents

Landlords, agents and building managers in MK5 and across Milton Keynes can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or send us an email.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Your questions about roof surveys in MK5

Do you go up on the roof?

Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and does not include calculations.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you test for asbestos?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What do you check on a roof survey?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there’s safe access. The report includes photos and recommendations.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
